One important clarification on the sales data in the video.

The sales figures shown are Title Deed registrations, not Oqood registrations, and they include both resales and initial sales.

That matters particularly in the villa / townhouse numbers.

The headline figure is:

Villa / TH Title Deed registrations: -72%

But when you break that down:

Resales: -41%
Initial sales: -95%

So I think the -41% resale figure gives a much more accurate indication of what has actually happened in the underlying villa / townhouse resale market.

That also lines up pretty closely with the five established communities I track separately, which are down 36%. There are no initial sales within that basket.

Interestingly, apartments are much less distorted by the initial sale / resale mix. Resales are down 37% and initial sales are down 35%, so the overall apartment figure is broadly telling the same story.

One other point. In the video I refer to the combined sales and leasing number, down 8%, as representative of overall housing demand.

I would qualify that slightly. It is probably better described as overall tracked housing market activity, rather than occupier demand for housing, because movements in Title Deed registrations can also be affected by the timing and mix of completed stock coming into the market.

I think the leasing numbers are more representative of underlying occupier demand:

All Leasing: -4%
New contracts: +6%
Renewals: -13%

To me, that suggests resilient occupier demand and plenty of movement within the housing market, even while sales activity is clearly weaker as many buyers appear to be taking more of a wait and see approach.

If you’re Warren Buffett, diversification might simply be “protection against ignorance”. But for the rest of us mere mortals, I prefer Ray Dalio’s description of diversification as the “holy grail of investing”.

In my mind, property investment requires a long term mindset.

When investing, I like to think that I might never sell the property. With that mindset, you naturally start to prioritise location, layout and unique features over simply getting the lowest possible price or obsessing over what market conditions might look like over the next 6 to 12 months.

Over time, if you allow the income stream to become more relevant than the day to day capital value, it becomes much easier to look through the cycles, stay unemotional about the news of the day, and ignore the temporary impact it may have on the value of your asset.

Where does Dubai’s property market stand now compared with earlier this year and 2025 and what could that mean for the rest of 2026?

John Lyons, Managing Director at Espace Real Estate, joined Dubai Eye to break down the latest transaction figures, how current activity compares with previous months and last year, and what we are seeing on the ground following the summer.

With buyer activity increasing alongside available stock, John also discusses why correct pricing is becoming increasingly important, how negotiations are changing and what he will be watching as Dubai moves into the final months of the year.
