Celebrating our September top performers!

An outstanding month across Espace, with our Leasing team achieving the highest number of rental transactions in our 17-year history, alongside strong performances from our Sales and Commercial divisions.

Our end-of-month meeting was an opportunity to recognise the individuals and teams behind these results and reflect on the momentum we're carrying into Q4.

Where does Dubai’s property market stand now compared with earlier this year and 2025 and what could that mean for the rest of 2026?

John Lyons, Managing Director at Espace Real Estate, joined Dubai Eye to break down the latest transaction figures, how current activity compares with previous months and last year, and what we are seeing on the ground following the summer.

With buyer activity increasing alongside available stock, John also discusses why correct pricing is becoming increasingly important, how negotiations are changing and what he will be watching as Dubai moves into the final months of the year.

What is actually happening in Dubai’s property market post-summer?

Buyer activity is returning, viewings are increasing and more stock is coming to market. But this is a more considered market, with buyers paying closer attention to price, condition and location.

John Lyons, Managing Director at Espace Real Estate, joined Dubai Eye to discuss what we are seeing on the ground, where activity is returning and why Dubai’s established villa communities are showing a different picture to the wider market.

JULY was BUSY
Goldcrest Executive, JLT, Dubai. 🔑

While the headlines focus on regional uncertainty, the Dubai commercial market just delivered another result. This week I am going to share some of the deals done throughout the middle of the summer to show why commercial real estate is still where you should be looking.

We’ve secured a new record price per sq ft for this tower with the leasing of a stunning, newly renovated, fully fitted and fully furnished office at Goldcrest Executive — locked in on a 3-year contract with annual rental increases, with a Grade A tenant.

Media narratives are one thing. Results are another.

✅ Outstanding ROI for the landlord
✅ A premium, move-in-ready office for the tenant
✅ Tenant already in and operating — as of this week

This is what happens when the right asset meets the right strategy, regardless of the noise.

Thinking about buying, investing, renovating, or leasing your next commercial space? Let’s talk.

📩 DM or contact us today to explore Dubai’s top-performing commercial opportunities.

Ever wondered what it’s really like to work in Dubai real estate?

We opened the doors to Espace and asked the questions everyone wants answered.

The money.
The reality.
The support.
The opportunity.
And what it really takes to succeed.

It is not easy money. It is not a 9-to-5. But for the right person, it can be life-changing.
