Austin luxury has split into two markets. My Q3 2026 report compares the same kind of house year over year, and the gap is wide:

• Westlake: 30 days to sell, down from 61
• 78704, 2,300–3,500 sq ft: median price up 7.2%, selling in 34 days
• 78704, 3,500–5,500 sq ft: down about 21% per sq ft, taking 84 days
• Lake Austin waterfront: 273 days on market, up from 121
• Circle C: 15.5 days at 98.5% of original list

Homes priced right are going in days. Homes priced on hope are sitting for months.

Guess What?! We are having a baby!!

Krista and I are thrilled to officially announce that we are 24 weeks pregnant. The RONCA NATION is expanding this October 5th!! The baby is due the day after Krista’s Oct 4th birthday.

We have a midwife, we are planning a home birth, and we are waiting until birth to know the gender.
Crazy but we love surprises!

I’ve been waiting for many years to find my soulmate and have children, Krista thank you for being “The Answer” to my prayers and dreams for a beautiful marriage and family!!

I am so thankful for this new chapter of parenthood and I am excited to be the best Father I can be to our future children. Krista has maintained her amazing positive attitude and energy throughout the whole pregnancy. Of course her diet, fitness and sleep regime have been exceptional. And I know she will be the best Mother ever!!
