Five things I learned about the Dubai market these past few months, in the middle of the conflict.

1️⃣ Everyone asks about the payment plan. Flexibility is good, but you’re not buying a plan — you’re buying a unit, a building, a community. That’s what holds the value.

2️⃣ The cheapest unit isn’t the one that performs best. It’s usually cheap for a reason, and that same reason limits you later.

3️⃣ Think about your exit from day one. If the market gets tough, does that unit resell easily?

4️⃣ Look at how much inventory is coming to that community. Oversupply pushes down prices and rents right when you want to sell.

5️⃣ The numbers rule. Price per square foot, real yield, rental demand. Not the promise in the brochure.

If you’re investing in Dubai, don’t buy the payment plan. Buy the asset. by @juanvxquez
