we didn't think we could buy a house.

neither of us had a traditional job, and our income didn't come in on a steady schedule. we assumed that ruled us out.

then we talked to a lender, mostly just to see. it was quarantine and we didn't have anything else to do.

turns out we had enough. from there it moved: we found our realtor @dojo.mod, then the house, and a few months later we were homeowners.

that was 2020, and a lot has changed since then. but what hasn't changed: you don't have to have it all figured out to start the conversation.

Being new to real estate isn’t something I want to hide or talk around. I’m learning, asking a lot of questions and taking the time to understand what I’m doing and why.

I also don’t work alone. @dojo.mod brings 11 years of experience to the table and right now, he’s beside me through every deal. I get to learn from someone I trust while giving my clients my full attention. I think there’s something valuable in that combination.

Hi, I’m Jazmin 👋

I’m a Nashville real estate agent, wife to Ricky, and a 1/3 Emotional Projector in Human Design.

Human Design helps me understand how people use their energy and make decisions. As a Projector, I naturally notice people, patterns, and systems. I learn through research and experience, and I give important decisions time.

Ricky and I returned to Nashville in 2020 and bought our first home in East Nashville. Making it our own grew my love for homes, design, and exploring different neighborhoods. It also brought together my interests in markets, investing, and long-term security.

I care deeply about intentional living, too. That includes minimalism, meditation, nervous system care, wellness, and longevity. Home is connected to all of it. It shapes our routines, our sense of safety, and the life we have room to create.

In real estate, I’m drawn to both the feeling and the information: the character and potential of a home, the numbers behind the decision, and what genuinely fits the person making it.

for sale | a 1968 home reimagined by millworks design, tucked into 2.3 wooded acres

what i love here is how the renovation leans into the land instead of competing with it. there's a sculptural roofline with clay tile and copper details, and inside, walls of glass and timber beams rise to 25-foot ceilings in the living room and den.

the kitchen has taj mahal countertops, and a wood-paneled ceiling over the dining room frames views of the hills and tree canopy. the primary suite has heated floors and a steam shower, and it looks straight out to the pool. outside there's a pool house with a kitchenette and half bath, plus an outdoor dining area with a grill station.

it's also thoughtful in the less glamorous ways: an encapsulated crawl space, whole-home water filtration, and a whole-home generator.

@jzmnfyl and I spent this past weekend at Medicine, a @dojo.mod retreat in Pegram. A short drive from Nashville, surrounded by trees, beautiful architecture, and a quiet that didn’t need filling. Rain came and went. We put our phones away.

I brought a canvas I’d built and a few painting supplies. Usually, I paint first and decide on the dimensions later. This time, the edges were already there. Different tools, a different setting, and no music in the background. Just the sounds of where we were.

By the time we packed up to leave, the painting felt complete. That’s unusual for me. I’m learning to listen more closely to what a painting is telling me, including when to leave it alone.

local spotlight | old historic home meets golf's newest vintage store @temporarygolfstore

from the street it's a victorian in the germantown historic district, built around 1899. inside, it's something else entirely. classic molding on cream walls, a double-sided fireplace in glazed brown brick, and a long gallery painted floor to ceiling in olive green with a rolling library ladder. it's one of my favorite examples of a renovation that feels new without erasing the house's age.

my friend zac of @temporarygolfstore has filled it with well loved, rare golf finds. whether you've played for years or have never set foot on a course, it's worth stopping in just to see the house. go say hi to zac.

percy warner park and its sister park, edwin warner, together cover about 3,180 acres.

with miles of trails, historic stone steps, and two golf courses, it’s one of our favorite places to escape to without leaving the city.

this poem has stayed with me on our walks there:

an afternoon at cheekwood harvest

pumpkin houses you can walk through, a tower of carved pumpkins, and a scarecrow trail with some very creative entries.

a few things worth knowing if you go:

·open through november 1, tuesday–sunday, 9–5p
·thursday nights through oct 29, the scarecrows and topiary light up, with food trucks and live music, 5–9p
·live music on weekends through oct 25
·new this year: a river of 2,500+ marigolds between the color garden and arboretum lawn
·the halloween pooch party is oct 24–25, and día de los muertos is oct 31–nov 1
