Since 2023, I have recertified each year in A.I. to stay at the forefront of how this technology is shaping business and real estate.

I’m proud to be Louisiana’s first A.I. Certified Agent, but titles alone do not create authority. Consistency does.

I’ve stayed committed to learning, applying, and refining how I use A.I. so it actually improves strategy, communication, marketing, and operational efficiency.

That commitment now extends beyond real estate.

While I remain active in the industry, I’m becoming increasingly selective about the real estate work I take on and more focused on consulting and teaching business owners how to use A.I. with clarity, ethics, and purpose.

I’m not interested in hype.
I’m interested in application.

The future belongs to leaders who can think clearly, adapt quickly, and use the right tools well.

That is where I’m focused, and that is the value I bring.

If you’re a business owner who wants to integrate A.I. in a way that is practical, strategic, and aligned with your brand, let’s connect.

No shame. Everyone makes these when they first move here.

But knowing them ahead of time will save you a few looks at the bar.

One — Calling Bourbon Street “the heart of the city.” Bourbon is for tourists. The actual heart is on Frenchmen, on Magazine, in the neighborhoods where the music is real and the locals are out.

Two - Not knowing where you are based on the river. North and south don’t apply here. The river bends. Direction in New Orleans is “uptown, downtown, river side, lake side.” That’s it.

Three - Refusing to evacuate. The first hurricane that gets close to landfall, you’ll find out who actually understands this city. Locals don’t play with storms. We pack early and we leave smart.

Four - Talking down about Saints fans. We don’t care if you don’t like football. Don’t talk about the Saints. This is not a debate. This is family.

Five - Pronouncing Tchoupitoulas wrong and not asking for help. Just ask. Locals will gladly teach you. The street name takes practice.

Locals - drop the ones I missed in the comments. There are at least ten more.

If you’re moving to New Orleans, considering it, or you’ve got family relocating here, I put together a free New Orleans Insider Guide, neighborhood breakdowns, what to actually expect, and the cheat codes that turn a transplant into a local faster.

Comment “NOLA” and l’ll send it over.

Every local has watched an out-of-town guest lose their mind over these. If you live here, you’ve seen it. If you’re visiting, get ready.

One — You can walk down the street with a drink. The go-cup life genuinely breaks people from other states. They can’t believe it’s real.

Two — Strangers talk to you like family. The warmth catches everyone off guard. Visitors from big cities don’t know what to do with it at first. Then they never want to leave.

Three — There’s live music everywhere, all the time. Not just venues. Street corners, restaurants, random Tuesdays. Visitors expect Bourbon Street. They’re not ready for how deep it goes.

Four — The food at a random corner spot beats fine dining anywhere else. Guests always want the famous restaurants. Locals take them to the neighborhood place instead. It ruins them forever.

Five — Every weekend feels like an event. Festivals, parades, second lines. Visitors think they came during something special. Nope. This is just how the city lives.

Locals — what shocks your visitors the most?

If you’re planning a move to New Orleans, I put together a free New Orleans Insider Guide covering the culture, the neighborhoods, and what to actually expect.

No shame, everyone starts somewhere. But locals can spot a newcomer instantly. Here are the tells. If you’re new, consider this your cheat sheet.

One — They call it the median, not the neutral ground. Every local within earshot knows immediately. It’s the fastest tell there is.

Two — They stand on the sidewalk and film the second line instead of joining it. The whole point is to get in. Locals will wave you into the dance.

Three — They say “N’awlins” with the accent. Locals just say New Orleans, Nola, or the city. The fake accent gives it away every time.

Four — They use north and south for directions. It’s uptown, downtown, river side, lake side here. The river bends, so regular directions don’t work. You’ll adjust.

Five — They’re shocked when a random Tuesday turns into a full celebration. Locals expect it. Newcomers take a year to stop being surprised.

Locals — what’s the biggest newcomer tell you’ve noticed?

If you’re moving to New Orleans, I put together a free New Orleans Insider Guide so you can skip the newcomer phase and blend in fast.

New Orleans is one of the most magnetic cities in the country. But some people move here and struggle. Here’s what they wish they’d known — and why most of them stay anyway.

One — The insurance reality. Flood, wind, homeowners. It’s a bigger line item here than almost anywhere in the country. The ones who budget for it thrive. The ones who don’t get blindsided.

Two — The heat and humidity from July to September are no joke. Newcomers underestimate it every single time. Locals slow down and plan around it. You’ll learn.

Three — Things move on their own schedule here. Permits, repairs, appointments. If you need everything to run on time, this city will test you. If you can flow with it, you’ll be fine.

Four — You’ll get spoiled and never be able to leave. The food, the music, the people. Every other city starts to feel flat. People call it a problem. It’s really a love story.

Five — Your friends and family will visit constantly. Once you live here, you become everyone’s New Orleans connection. Your guest room will stay busy. Worth it, but nobody warns you.
Locals — what would you add to this list?

If you’re thinking about moving to New Orleans or already here, I put together a free New Orleans Insider Guide covering the real pros, the real cons, and what to actually expect.

One — A second line can break out on a random Tuesday and the whole block joins. You don’t watch it. You get in. Standing on the sidewalk filming is how everyone knows you just moved here.

Two — Brass bands play funerals, weddings, and street corners with the same energy. Grief and joy share the same soundtrack here. You’ll cry and dance in the same hour.

Three — Everyone has a Frenchmen Street opinion and a “the real music isn’t on Bourbon” speech ready to go. Both are correct. Locals will guide you to where the music actually lives.

Four — Kids grow up learning instruments because the culture demands it. The next generation of brass legends is practicing in living rooms across the city right now.

Five — When the music stops during a storm or a shutdown, the silence is the loudest thing in the world. And when it comes back, the whole city feels alive again.
Locals — what would you add about the music here?

If you’re moving to New Orleans / Already here or event just love the culture, I put together a free New Orleans Insider Guide covering the music, the neighborhoods, and what you only learn by living here.

People come here for a job, a relationship, or a change of pace. Then something happens. They can’t imagine living anywhere else. Here’s why.

One — The people. New Orleans doesn’t produce ordinary humans. The creativity, the warmth, the way strangers become family. You don’t find this everywhere. You find it here
.
Two — Every day feels like it deserves to be celebrated. A random Tuesday turns into music, food, and connection. The city teaches you to be present in a way most places never do.

Three — The food ruins you for everywhere else. Once you’ve eaten here, every other city feels a little flat. You’ll catch yourself comparing. Nothing measures up.

Four — The culture is real, not a performance. The music, the traditions, the festivals. None of it is for show. It’s woven into daily life. You become part of it without even trying.

Five — It gets in your blood. People who leave almost always come back, or spend the rest of their lives missing it. There’s no city like her. Once she’s yours, nowhere else feels like enough.

If you’re thinking about making the move, or even already here I put together a free New Orleans Insider Guide covering the neighborhoods, the culture, and what to actually expect to make sure you’re in the best position regardless .

New Orleans has its own language. If you’ve lived here, these are second nature. If you haven’t, get your notes ready.

One — “Making groceries.” We’re not shopping for groceries. We’re making them. It’s from the French. Just go with it.

Two — “Where y’at.” It’s a greeting, not a question about your location. The correct response is not your address. It’s “awrite.”

Three — “Neutral ground.” Never say median. The grassy strip in the middle of the road is the neutral ground, and there’s 200 years of history in why.

Four — “Lagniappe.” A little something extra, given for free. A baker’s dozen is lagniappe. It’s one of the most New Orleans concepts there is.

Five — “Make do.” Not in the way the rest of the country means it. Here it carries a whole philosophy about getting through whatever the city throws at you.

I made a free New Orleans Local guide -for people moving into the area or even already here , the phrases, traditions, and unspoken rules that turn a transplant into a local. stuff you only learn, after living here.

The food here isn’t a cuisine. It’s a language. And some things about it only make sense if you’ve lived it.

One — Everyone has a gumbo opinion and they will defend it to the death. Okra or no okra. Roux color. Whether tomatoes belong in it. There is no neutral position. Pick a side.

Two — A neighborhood corner store po’boy can beat a famous restaurant and nobody is surprised. The best food here isn’t always where the tourists are told to go. It’s where the locals already are.

Three — King cake is a season, not a dessert. From January to Mardi Gras, it takes over everything. The baby inside is non-negotiable. Whoever gets it buys the next one.

Four — We say “making groceries,” not “grocery shopping.” It comes from the French. We don’t explain it. We just say it.

Five — Crawfish season changes the entire mood of the city. The first boil of the year feels like a holiday. You’ll plan weekends around it. You’ll have a preferred spot. This becomes part of who you are.
Locals — what food rule did I miss? I know there are more.

If you’re moving to New Orleans or already here, I put together a free New Orleans Insider Guide covering the food, the neighborhoods, and the things you only learn by living here.

New Orleans doesn’t run on a normal calendar. The city has its own seasons, and locals plan their entire year around them. Here’s what newcomers learn fast.

One — Mardi Gras is not one day. It’s a season. Parades start weeks ahead. Your normal routes shut down. Locals know which neighborhoods to be in and which to avoid. You’ll learn.

Two — Festival season is sacred. Jazz Fest, French Quarter Fest, and dozens more. Locals don’t ask “are you going,” they ask “which days.” This is part of the rhythm of living here.

Three — Hurricane season is real and it’s respected. June through November. Locals don’t panic, but they prepare. The ones who ignore it are usually the ones who just moved here.

Four — Summer is for surviving, not thriving. The heat and humidity from July to September are no joke. Locals slow down, stay inside in the afternoons, and come alive again when the air breaks.

Five — When fall finally arrives, the whole city exhales. Football, festivals, cooler air, crawfish coming back into season. There’s a reason locals say the city comes back to life in October.

Locals - what part of the New Orleans calendar would you add?

🎊If you’re moving to New Orleans or Already here, I put together a free New Orleans Insider Guide so you know the rhythm of the city as best as you possibly can.
