LA MUNA IS SIGNED ✍️

Today we signed the KSO for La Muna @lamuna.bali , our first project as a developer under Aterra Development.

Feels pretty special to finally see this happening after talking about it for so long. 24 apartments in Pererenan, launching in November.

Very grateful to be working with such talented and genuine people, Kevin Yann from @wahigroupbali, @raphaelmaitimo and @jonasabrahamsenn for believing in it from the beginning. Really grateful to have you guys alongside us. ❤️

I think one thing I’ve learned is that if you keep chasing something long enough, and you keep putting the work in, eventually things start to come together.

Still a long way to go, but today is a good day.

Hey, I’m Kevin Diaz.

I’ve been told for a while that I should give social media a shot. Honestly, it’s definitely outside my comfort zone, but with a good team around me pushing me to do it, here we are.

The last few years have been a pretty transformative journey. Building Aterra Group, getting deeper into real estate, and working every day on becoming a better version of myself.

We walk every site before we recommend it.

Not because it's standard practice. Because most buyers we meet have already been burned by something invisible from afar - a zoning conflict, a drainage problem, a planned road within 200m that wasn't on the listing.

So here's what we actually check on the ground, every time:

1. Zoning — Verifying RDTR pink zoning at the exact coordinates (not just on paper)
2. Soil — Sondir test for load-bearing capacity
3. Access — Year-round vehicle access, including peak monsoon
4. Sightlines — What you'll actually see from where the build will sit
5. Neighbours — Permit filings within 200m radius (future builds that could block your view)
6. Drainage — Slope, runoff, monsoon water resilience

It's slower. It's more work. It's also why our clients don't get surprised two years in.
