We talk a lot about returns in percentages.

5%. 6%. 8%.

But a percentage on a statement isn’t really the reason most people invest.

One of our investors uses the returns from their investment with us to pay for their family holiday each year.

And I think that puts investing into perspective.

That return represents time away with the family without having to work extra hours, take more from the business or dip into savings to pay for it.

Their capital has taken care of it.

Everyone invests for different reasons. For some it’s building long-term wealth. For others it’s creating another source of income or simply having their money working in the background while they get on with everything else.

The percentage matters.

But what that percentage does for your life matters more.

A pretty special one for us 🏡

This property has been a journey, with a LOT of firsts — our first auction purchase, first bridging loan and first title split. Definitely plenty of lessons along the way. 

Walking around it today for the first time since collecting the keys, I just felt really proud. Proud of the property, but also of how far we’ve come over the years to be in a position to take on a project like this.

There’s so much character here, our aim is to improve it whilst keeping as many of the original features as possible. The gas engineer and roofer are already in, with the internal works following soon.

Most people assume that if they want to invest in property, they need to become a landlord.

They don’t.

This is a property we’ve just completed on…. 

real capital, going into a real asset, at a real address.

Our investors don’t need to find the deal, manage the refurb or deal with tenants.

That’s our job.

Their investment can remain hands-off, while knowing exactly what their capital is helping to fund and how we plan to create value.

That’s the difference.

You don’t need another job to invest in property.

You just need the right people doing the work.

The last few weeks have tested us.

Delayed completions. Lender due diligence. Builder issues. Moving timelines. Difficult conversations.

So when someone asked us recently, “Is the juice really worth the squeeze?” we understood the question.

For us, the answer is yes.

Because we’re not building for an easier life today. We’re building for more choice tomorrow.

We’ve met people in their late 60s who still have to work because their pension simply isn’t enough.

And there’s nothing wrong with working at that age we hope we’re still active ourselves.

But there’s a big difference between wanting to work and needing to work.

That distinction matters to us.

Property has its headaches. Things go wrong. Timelines change. Problems have to be solved.

But those are short-term problems in pursuit of a much longer-term goal.

We want our money working alongside us now, so one day we have the choice to work less or not at all.

Property is simply the vehicle.

The real investment is in owning more of our future time.

Because money can be earned again.

On paper, this looked like a deal we should have bought.

£50,000 asking price.
Around £30,000 in works.
Potential £140,000 end value.
And a projected ROI of around 120%.

The plan was to convert the commercial unit downstairs into a flat, with another flat already established upstairs.

The numbers worked. The strategy made sense.

But because it was a process we hadn’t personally done before, we wanted another set of eyes on it before committing.

So we sent it to a local architect.

That one extra check changed everything.

The property was in a predicted flood-risk area, with levels of up to 1.6m. His view was that getting residential use approved on the ground floor was unlikely, whether through Class MA or a full planning application.

Without that conversion, the deal no longer worked for our model.

So we walked away.

It’s easy to get excited when the numbers on a spreadsheet look good.

But part of investing is trying to find the reasons a deal doesn’t work before you put money into it.

Due diligence isn’t there to convince us to buy a property.

It’s there to tell us whether we should.

And sometimes the best deal you do is the one you don’t buy. by @kr_homes

Well Monday escalated quickly 😂

We were supposed to complete on the biggest deal we’ve done to date but instead, we had to apply for an extension.

And then..

• Builder cancelled on us
• Turned up at a refurb to check progress… to find the locks had been changed 🔐
• Locksmith called out 💸
• Discovered a leak in the property 💧
• Plumber out to temporarily fix it
• Anglian Water then needed to get involved
• A1 closed in two different places on the drive home 🚗

These are definitely the days that test you, but also build you.

Property is rarely a straight line. There will always be things that go wrong, things outside your control and moments where you have to stop, adapt and figure it out.

We were being tested and that’s part of the process. So thankful to have our incredible network @prosperity to help guide and support us through super tricky times.

One landlord’s problem can become another investor’s opportunity.

We’ve been out viewing properties and making offers again this week, and this one was a good example of what we’re starting to see.

The property had been rented out for years, but the council required a number of works to bring it up to the standard needed….
damp issues, roof repairs and other improvements.

For the existing landlord, the cost and hassle of doing all that work simply wasn’t worth it anymore.

So rather than spend the money bringing it up to standard, they decided to sell and were prepared to accept a lower price to move on.

For us, that’s where the opportunity can be.

We’re happy to take on properties that need work, solve the problems and bring them back up to the standard they should be.

Not every viewing turns into a deal.

But situations like this are exactly why we keep viewing, keep speaking to agents and keep making offers.

There are opportunities out there…
