Thursday was one of those days that fills you right back up. 🙌

I had the honour of sitting on the property panel at a Iconic Wealth - Beyond Revenue, in a room packed full of incredible women from all different businesses and backgrounds, all with one thing in common.

They are building wealth for themselves. On their own terms.

I got asked all sorts of questions and loved every single second of it. There is something about being in a room where ambition is just completely normal that makes you walk out feeling three feet taller.

A massive shoutout to Kylie for creating this event and for making women feel like building their own financial future is not just possible, it is expected! That matters more than I can say. 🙏

To every woman in that room on Thursday, you were brilliant. Keep going. 👊

A family member asked when we’re finally going to start paying down our mortgages.

And honestly, I get the question.

Because most people are taught that the smartest move is to pay debt down as fast as possible.

But in property, that isn’t always the best use of capital.

Sometimes that cash is more valuable staying available, rather than being locked inside one asset.

Especially when property gives you more than one lever to build wealth:

Appreciation over time.
Rental income.
Adding value from day one.

So for us, the question isn’t just:

How fast can we reduce debt?

It’s:

What gives this capital the best job to do?

Because the goal isn’t just lower debt.
It’s better capital allocation.

Do you agree….
or do you think paying debt down faster is always the smarter move?

What a day!
Yesterday’s Prosperity YES event was packed with serious knowledge, high energy, and value

An 18 hour round trip for @meraki_estates_uk @donlonjason and I, and 100% worth it. That’s the level of commitment it takes to grow, learn and connect at the highest level

The room was full of likeminded people and powerful conversations; a true reminder that your network is your net worth

Huge thank you to @dannyinmanproperty for another incredibly insightful and motivating day. Grateful as always. Looking forward to presenting our latest deal on your weekly Zoom call 👌

Let’s keep this momentum going… Lets go!

You think it’s all hands-off… then the drain says “Surprise!” 💩💦

Even though the provider/charity handles all the internal stuff, every now and then you get that message:
“There’s a blockage… can you contact Anglian Water?” 😩

It comes with the territory — external issues are still our responsibility as the owner.
And just like that, your Monday morning turns into puddle patrol and plumber calls 😂

Glamorous, right? But it’s all part of the property game.

That Same £10,000 in the Bank? It’s Now Worth Less. 📉💸

Take a look at this graph. It shows exactly why we need to be doing more with our money—and fast.

One thing stood out to me:
🔺 Nothing’s going down in price
🔺 There’s a clear spike in the cost of goods from 2020 onwards

Why? Well…
When they print more money, it devalues what’s already out there.
More supply = less demand = less value in your hands.

That’s exactly what happened to our economy.
Our savings? They’re worth less.
Our essentials? They cost more.

But property?
They can’t build houses as fast as they can print money. And the can’t print more land.
That’s why I’m in the game.

Protect your capital. Make it grow.
Don’t let inflation win.

Not Every Viewing Goes to Plan… 😬🏡

Went to view a property that’s been on the market a long time—a bit dated, clear signs of wear, and definitely in need of work.

But as soon as the vendor realised I was an investor, the energy shifted.
They assumed I’d be putting in a low offer and cut the viewing short.

Here’s the thing: I get it.
Some sellers genuinely believe their property is worth top market value.
That belief might come from:
🔹 A motivated agent
🔹 A desire to buy something new
🔹 Or simply being emotionally attached to the home

It’s tough when expectations don’t align with the reality of condition, time on market, or buyer appetite.

As an investor, we’re not here to take advantage—we’re here to find win-win solutions.
But sometimes, it just doesn’t align… and that’s okay.

We Used to Dread Making Low Offers… 😬💬

When we first started, putting in a low offer felt awkward.
I’d literally clench my jaw, bracing for the agent’s reaction:

“Well, that’s awfully low…”
“I know they won’t accept that.”
“There’s no point making that offer.”

We quickly learned the truth:
You’ll hear more no’s than yes’s, and you’ve got to develop thick skin if you want to succeed.

But over time, we’ve picked up a few tactics to help reduce pushback:
✅ Give solid reasons behind your offer
✅ Soften the blow by being upfront that it’s going to be low
✅ Build rapport first—don’t lead with numbers
✅ Find the agent who’s most open and receptive

It’s a game of confidence, strategy, and relationships.
The more you do it, the less awkward it feels. I suppose like everything in life

Struggling to Find Below Market Value Deals? 👀🏡

Here’s one way we often come across them…

Sometimes a seller lists their property a bit too high for its current condition.
It’s not quite low enough for an investor, and it needs too much work for a typical homebuyer.

What happens?
Everyone walks away.

But while that property sits, the seller still has to cover ongoing costs—council tax, utilities, mortgage payments, and more. Over time, they hit a breaking point.

Eventually, those once-high expectations start to fade… and that’s when the opportunity appears.
It’s a waiting game.

Stick around long enough, and you might catch the deal others gave up on.

🎥 I break it down properly in the video—give it a watch!

PS: Don’t mind me… currently battling hayfever while filming this one
