Lake Flato and KSS Architects partnered to design Amy Gutman Hall, a data science and AI building for Penn Engineering. LEED Gold-certified, it is the first mass timber project for the University of Pennsylvania, and the first six-story mass timber building in Philadelphia.

The use of mass timber is a primary response to the building’s purpose as a hub for data science and AI innovation. The wood both reduces the building’s carbon footprint by 52% relative to concrete and 41% relative to steel and creates a warm, tactile and welcoming environment.

Edelman Fossil Park & Museum of Rowan University, a 44,000-square-foot facility in Sewell, New Jersey features an integrated design centered around immersive exhibits, hands-on learning, and direct engagement with the site’s scientific resources. A collaboration between KSS and Ennead Architects, the project was designed to meet rigorous sustainability goals. Mass timber played a major role in the project and is featured throughout public areas, contributing to lower embodied carbon and creating a tactile connection to the natural surroundings.

“The two most important goals of the project were sustainability and guest experience,” shares Andrew Sniderman, AIA, Principal. “Our use of mass timber in the building effectively supports both. Wood is a key part of our ability to connect visitors and staff with the natural world. The warmth of wood and biophilic connection mass timber brings is very evident in this building.”

“We also wanted to feature mass timber to signify its role in a sustainable future. When museum visitors walk through the front doors, they see this beautiful wood. The mass timber helps us elevate the guest experience with a sustainable building.”

Those attending The American Institute of Architects (AIA)’s Conference on Architecture & Design this week, can hear more of Andrew’s thoughts on mass timber in a panel discussion on “Delivering Mass Timber Projects Through Competitive Bidding” with Buro Happold’s Stephen Curtis, PE, CEng MICE, Principal.

Bancroft has been a leader in breaking down boundaries for individuals with neurological challenges, autism, and intellectual and developmental disabilities for more than 130 years. KSS’s longstanding partnership with Bancroft began more than a decade ago with the design of its flagship 80-acre campus for children with developmental disabilities, primarily autism.

Now, Bancroft’s Preschool & Early Education Program, serving children ages 3–11, will expand and relocate to a new two-story, 55,205-square-foot school on the Welsh Campus in Mount Laurel, New Jersey.

Our approach to neuroinclusive design reinforces Bancroft’s commitment to early intervention and individualized learning, bringing education, clinical services, and family collaboration together to support each child’s growth.
Connections to nature, movement, and play promote wellness and support positive learning and behavioral outcomes.

Clear wayfinding and child-scale spaces build confidence and independence, while sensory regulation spaces offer opportunities to pause and recharge. Immersive, nature-inspired environments spark curiosity and communication, supporting social and life skills through playful exploration.

We’re excited to share that KSS Architects’ recent renovation and addition to Seton Hall University’s Walsh Library Innovation Hub has received a Design & Service Award in the Interior Category from AIA Central New Jersey (CNJ)!

KSS transformed Walsh Library's basement into a vibrant, technology-driven learning environment that puts innovation on display. Once closed off and isolated, the space now features a welcoming student lounge, IT support “Genius Bar,” makerspaces, and recording studios. Glass walls and improved connections throughout the library bring visibility to hands-on learning and encourage collaboration and creativity.

Now in its third year, the @aiacnj awards program celebrates design excellence and meaningful contributions to the built environment.

Congratulations to the entire project team on this recognition!

KSS Architects, in collaboration with Ennead Architects, designed the carbon-neutral Edelman Fossil Park & Museum of Rowan University to spark discovery and inspire sustainable action.

The 44,000-square-foot facility—built atop a former marl quarry containing 66-million-year-old fossils marking the end of the dinosaur era—features an integrated design centered around immersive exhibits, hands-on learning, and direct engagement with the site’s scientific resources.

Mass timber is used in key public spaces—including the lobby and café—to enhance user experience through warmth, tactility, and a visual connection to nature. Extensive glazing and a terrace on the southern façade provide direct visual access to the quarry and reinforce the indoor-outdoor relationship.

Osmo, the digital olfaction company, uses AI to further innovation in olfactory technology, and needed a home that incorporated workplace, chemical laboratories, warehouse, and manufacturing areas. As part of the client’s focus on the future, KSS designed an adaptable space with potential for expansion, as Osmo’s needs and technologies evolve.

By focusing on areas of social mixing and transparency of space, KSS created a balanced workplace that captures technological innovation, enables fragrance exploration, and supports the client’s rapid growth and future-focused identity.

The design engages the human senses through tactile fabrics, natural wood, and maximum daylight. Organic materials and patterns balance the existing industrial concrete structure on site. The project features a walking path along Newark Bay with open views toward the water and leverages existing windows to bring daylight deeper into interior spaces through transparency.

The lighting is strategically designed to evoke a sense of dissipated scent molecules in the open ceilings in contrast to concentrated and directional zones in labs and manufacturing spaces. Osmo’s technology is at the forefront of digitizing the sense of smell to improve human health and well-being. This facility showcases the innovation behind their research while prioritizing future flexibility and human wellness.

Transforming the lives of listeners is at the heart of the state-of-the-art vision KSS Architects and the design team developed for the University of Delaware’s Loudis Recital Hall. The proposed phased renovations will support the University’s continued growth in the arts while celebrating the hall’s original character.

Inspired by the softness and continuity of a ribbon, the new acoustic shell transforms the room into an instrument of its own. Floating and rippling above the stage, its continuous curves are tuned to shape the movement, diffusion, and reflection of sound throughout the hall—guiding energy from the stage into the audience with clarity and warmth. The ribbon becomes both an architectural and acoustic device, wrapping the performance in a carefully calibrated sonic environment. Paired with a consistent, light interior palette, the new shell visually and acoustically reshapes the hall, amplifying its sense of height, volume, and intimacy while keeping the focus on the performance.

Russo Development, in collaboration with Onyx Equities, is transforming a former Novartis property to meet the region’s growing demand for advanced cold storage and logistics capacity.

Working closely with RealCold, KSS designed a high-performance freezer facility tailored to its operational needs. A robotic automated storage and retrieval system supports flexible freezer rooms with narrow-aisle racking. An adjacent 40-foot-clear ambient storage area is designed to accommodate future logistics or light industrial tenants.

The architecture brings these distinct uses together through a unified design language. Monumental two-story office zones, articulated concrete walls, expansive glazing, and a warm, consistent color palette create a refined identity across the building while responding to the township’s design standards.

What does it take to create a space that will shape the next generation?

For AMY at James Martin, it started with a shared vision — and the right people around the table.

Maria Sourbeer, EVP at Mosaic Development Partners, shares what it meant to help bring this 87,000 SF middle school to life for nearly 500 Philadelphia students.

Mosaic and Daniel J. Keating, together with the School District of Philadelphia and Philadelphia Authority for Industrial Development (PAID) are proud to have worked alongside local community leaders, Torrado Construction, KSS Architects, Moody Nolan Architects, Pritzker Law, and Studio Sustena, among others, to turn that vision into a place students can learn, grow, and thrive.
