We kicked off summer with a two-week trip to Japan as soon as the kids finished school. It was an amazing trip and an incredible country to visit. Japan seamlessly blends deep history with modernity and technology.

We visited Tokyo, Kyoto, Osaka, Nara, and Hakone. The size of the cities and the sheer number of people make San Diego feel like a sleepy seaside village.

What stood out the most, though, was the culture. The civility, respect, and kindness were incredible to experience. Everything is done with care, precision, and efficiency. Everything!!

Congratulations to our clients on closing on a great home in an even better community.

What we really enjoyed about this sale was the clients. They are young, determined professionals making great life decisions with firm logic and decisiveness. They knew what they wanted and had a vision.

When we work with clients like this, we can really focus on the search and the process.

We started with a broader search and ultimately laser-focused on a hidden gem of a community in San Diego: Alvarado Estates. This is the type of neighborhood with very little turnover, so it was time to get proactive.

Through our network, we found an off-market option that they ultimately bought. But even before then, we were mailing, emailing, and networking to find anything else that may be available.

Through those efforts, we presented two additional off-market options. In the end, project was much too large, and the other was priced higher than they wanted.

If buyers are working with an agent who only sends MLS listings, they are not playing the game right and are not giving themselves a true chance in this market.

In recent months, we have shown as many off-market listings as we have listings on the MLS.
