Drawings don’t build the job. The site does.

Successful landscape construction starts with a real read of the site — before the first plant hits the dirt.

Site assessment and planning on full-service work usually means:

• Walk the site and document existing conditions
• Study topography, levels, soil, drainage, and existing vegetation
• Review landscape and architectural drawings before construction
• Set out planting areas, turf, pathways, and landscape features
• Check water sources and think irrigation early
• Compare proposed drawings to what’s actually on the ground
• Coordinate with engineers, supers, and other trades
• Support layout from CAD / plan sets so the field can execute

Engineering knowledge only matters if it makes the work safe, functional, and buildable.

Plans lie. Dirt doesn’t. Account health on day one beats callbacks in month three.

Change orders: the sentence that protects the relationship.

Written CO before work — every time. Mid-season bed adds, fert upgrades, irrigation upgrades: if it isn’t on the signed scope, it isn’t free labor.

Soft language that keeps the client without eating margin:
“Happy to add that — I’ll send a quick change order so the crew can schedule it cleanly.”

You’re not being difficult. You’re protecting the relationship from surprise invoices and protecting the crew from unpaid hours.

The sentence is the system. Use it before the shovel moves.

Large plant install: order of ops that saves a day.

Grade and drainage first. Irrigation main and laterals before the tree set — not after you’re fighting a root ball for pipe room.

Root ball handling, staking, and water-in are a sequence, not three optional extras. Miss the water-in window and you bought a callback.

Crane / access window: book it against delivery and soil conditions. One missed window turns a one-day set into a two-day scramble.

Order of ops is the day. Materials placement follows it.

Hire vs overtime math — before you “just add a truck.”

Fully loaded hire isn’t just wages. Burden, truck, tools, training weeks, and the first-month productivity dip all belong in the comparison.

OT burn looks cheap until route density drops and install backlog stacks. Burning A-crew OT to protect a thin route map usually costs more than a temporary or sub on the overflow.

When temp / sub beats breaking the A-crew: short seasonal spike, specialized install window, or backlog that would push maintenance quality down.

Run the math. Don’t scale on a feeling.

If mobilization isn’t a line, it’s a donation.

Mob / demob / dump / water truck aren’t “overhead vibes.” They’re real bid lines — hours, miles, and equipment that either show up in the number or come out of your margin.

Long-carry example: plant material staged at the curb while the install bed is 200+ feet across soft grade. That walk isn’t free. Price the carry, or you donated it.

Estimator-minded bids list friction before they list plant units. Vibes-based bids hope the day goes smooth.

Write the mobilizations. Don’t absorb them.

How property managers actually score landscape bids.

Insurance. Response time. Photo reporting. One accountable contact.

Clarity of scope (install vs maintain) beats the cheapest plant price.

Change-order process written upfront. Seasonal planning lead time they need.

L&O / fertilizer: sell the annual program, not one visit.

Soil test → calendar → product → labor hours per round.

What "included" means: cut height, edging, bed weed, leaf, irrigation spot-check.

Scope creep: owner adds beds mid-season without a change order.

Voice-memo site walk — what I say into the phone. (Stills montage)

Access. Staging pad. Water source. Dump distance.

Inherited irrigation / L&O condition notes that change the number.

This memo becomes the takeoff spine.

Irrigation: price the system, not the "repair."

Clock, zones, heads, valves, wire, pressure — diagnose before you quote a head swap.

Callbacks eat weeks. Warranty language and winterization as line items.

Commercial vs residential: master valves, flow sensors, who owns the controller login.

Labor hours you're not tracking — and why bids feel "tight."

Travel, load-out, cleanup, punch, warranty callbacks — billable time categories.

Maintenance: wind events, irrigation diagnostics, "quick" owner requests.

Job-cost sheet habit: hours by phase, not just "crew days."

Drive-by proposals donate margin.

Google Maps isn't a takeoff.

A walk catches what a drive-by misses: access, water, inherited plant health.

Field rule — not a motivational quote.

Rough way vs easy way: staging a large install. (Photo montage — Reel stills)

Dump-all vs staged-by-phase — materials land where crews work next.

Truck pack for multi-stop maintenance routes vs "load and hope."

One clear win: time + breakage.
