In this clip I mentioned a 1st time builder program that I used to help me start my first build. Since this video was taken, that program has changed. Now the underwriting guidelines have changed to requiring at least 1 prior fix and flip of experience or you have to partner with someone that has build experience to get funded. This is a barrier to entry. That’s how fast guidelines in the lending world change. That’s also why you have to take advantage of new lending programs as soon as they become available.

Most “AI memory” is quicksand.

It looks solid on day one and swallows the whole thing by month three.

Here’s the problem. Most agent memory today is a folder of markdown files that gets summarized down every time the context window fills up. That’s compaction, and it’s lossy by design. Every pass throws away detail you can never get back. The thing you needed in October got averaged out of existence in August.

Worse, there’s no provenance. A line in a notes file doesn’t know it came from page 3 of a contract, or the 4 minute mark of a sales call. So when you ask it something, it can’t cite anything. It can only vibe.

And it never compounds. Two files never link to each other. Yesterday’s lesson and today’s task are complete strangers.

Swipe through for what actually works. A layered memory substrate. Semantic search sitting on top of a typed knowledge graph, where every node carries its page, speaker and timestamp as real queryable fields. Recall returns receipts instead of vibes. Feedback re-weights the exact nodes and edges behind every answer, so it gets sharper the more you use it.

Markdown memory gets bigger. Graph memory gets smarter.

One of two more duplexes loading up… we take pride in showing folks how to build Generational wealth through real estate. It’s the long game. Not about immediate Cashflow today.

We designed the re-plat of an existing lot, got civil engineering work done, turned one lot into three, got everything approved by the city of Houston, chose some duplex plans with minor modifications, and will soon be adding over a Million dollars worth of assets on this previously unused land that was passed down from a hard working mother that passed down a raw asset to her children!
