Your 1031 client isn’t necessarily only looking at properties in your market 🌎

In the first eight days of September alone, several major DST offerings announced full subscriptions, including:

• $197M JLLX Diversified 11 DST, spanning 12 properties across industrial, healthcare and grocery-anchored retail.
• $63.34M ExchangeRight portfolio, spanning 11 properties across nine states.
• $52.85M ExchangeRight portfolio across South Carolina, Georgia and Virginia.
• $9.67M equity raise for a Dallas healthcare DST.

That’s approximately $323M across these four announcements alone.

The point isn’t that every 1031 investor should choose a DST. They shouldn’t, and every investor’s circumstances are different.

The point for commercial brokers is that replacement-property capital can move across structures, asset classes and state lines.

So when a client’s next opportunity sits outside your market, the answer shouldn’t automatically be to step away from the relationship.

Your 1031 client has more options than you might think. And for brokers, that matters. 👀

@peachtreepropertygroup recently fully subscribed its $91.5 million PG Savannah Industrial DST, backed by an approximately 600,000-square-foot, debt-free distribution facility in the Savannah area leased to Hasbro through 2036.

It's a useful real-world example of something we think commercial brokers need to be talking about.

Your client's search doesn't necessarily stop with the properties you know, the asset class they've owned before, or the state you're licensed in.

They're operating in a market where replacement opportunities can include direct ownership, DST structures and other qualifying real estate opportunities across different markets.

And that creates both a challenge and an opportunity for the broker.

We don't believe the answer is that every boutique brokerage needs to become a national firm.

A 1031 exchange does not leave much room for an improvised cross-state process 🤔

Under the current IRS Instructions for Form 8824, replacement property in a deferred exchange must be identified within 45 days after the relinquished property is transferred. The replacement property must then be received within 180 days, or by the due date of the tax return, including extensions, if earlier.[1]

That makes a cross-state opportunity an execution question, not simply a networking question.

If a replacement-property search reaches beyond the broker’s core market, the process cannot begin with a last-minute search for a local contact. It requires an established way to access appropriate local expertise, preserve the client relationship, and define support clearly.

The clock is not when a network should be built. It is when the network should already be working.

1031 capital is becoming increasingly mobile📱

Investors searching for replacement property can look beyond their existing market, while passive replacement structures such as Delaware Statutory Trusts (DSTs) have expanded the range of potential options available to some exchangers.

For commercial brokers, there is a bigger strategic question hiding underneath that trend.

How far can your client relationship travel? 🌎

A boutique brokerage should not necessarily need offices across the country to help a client pursue opportunities across the country.

It needs reach.

Trusted local expertise. Strong professional relationships. Appropriate licensing. And a structured way to collaborate when an opportunity falls outside the broker’s normal footprint.
