This month marks the reopening of @hornseytownhall_ to the public in Crouch End, North London. 

Make has led the overall architectural and interior refurbishment of this art deco landmark, transforming it into a mixed-use destination that combines cultural, residential, hospitality, co-working and F&B offerings for the local community and visitors.

Working in collaboration with @fecuk_ and @historicengland, Hornsey Town Hall has now been removed from the Heritage At Risk Register, safeguarding its long-term use and securing its future as a community asset for generations to come. Over six years of sensitive restoration, Make has delivered a thoughtful example of adaptive re-use – a careful balance of vibrant, flexible spaces that accommodate diverse community needs while remaining respectful and celebratory of Hornsey Town Hall’s civic legacy.

Introducing Europe’s first curved escalators.

Planning consent has been granted for @harrods’ landmark redevelopment of its Fine Jewellery and Watches departments.

Make is proud to support one of the most ambitious redevelopments in the Knightsbridge store’s history, which will showcase a first-of-its-kind ‘vertical’ two-storey boutique concept for customers.

@katyghahremani, Director at Make and Project Lead, commented: “We are pleased to have worked alongside Harrods, @historicengland, and conservation officers at the @kensingtonandchelseacouncil to celebrate Harrods’ Edwardian heritage while enhancing and upgrading the current fine jewellery and watches department for future use. Make’s reimagined design of the Grade II*-listed building creates an impressive sense of arrival, emulating the original Edwardian sales rooms. We are reintroducing new double-height halls and creating a sequence of spaces that can be read as a series of rooms, while providing Harrods with the individual brand boutiques that form an essential part of modern-day luxury retail.”

@40leadenhall.london picked up Best Commercial Workplace at last night’s @bco_uk Regional London Awards! 🏆

Designed and delivered for client M&G Real Estate with @nuveeninv as development manager, 40 Leadenhall is one of the biggest schemes to ever receive planning permission in the City of London. 

Recalling the classic design of early 20th century American skyscrapers, the striking 34-storey tower responds to its surrounding context and integrates with the Grade II-listed 19–21 Billiter Street. A wide variety of floorplates cater to different office tenants, and a powerful double-height entrance lobby creates an impressive welcoming arrival experience. The design combines extensive amenity and social spaces for building users and the public, heritage assets, and a rational approach to produce a timeless and elegant addition to the City.

Partner Cara Bamford said: “We are delighted that 40 Leadenhall has been recognised by the BCO judges as we believe it sets a new benchmark for workspaces of the future. We’d like to thank the whole team with special mentions for M&G, Nuveen and Mace.”

30 Duke Street St James's has reached practical completion, setting a new benchmark for circularity. The 8-storey building for @gpe_london is London's largest commercial steel re-use scheme, with 78% of the structural frame reclaimed, predominantly from the deconstructed City Place House. It is the first commercial building in the UK to use CIRCAL® 100R recycled aluminium framing above ground, and the first to use ORAÉ®, the world's first low-carbon glass.
 
And the material story continues throughout, with the outgoing buildings proving a treasure trove of marble, granite, Portland stone, ironwork and mosaic, all recovered and worked back into the new scheme. 
 
Situated on one of London's most celebrated corners, beside Fortnum & Mason and opposite the Royal Academy of Arts, it offers a contemporary interpretation of the rhythm, materiality and detailing of its distinguished neighbours. The result is rich in character and craftsmanship.
 
It is the culmination of an ambitious circularity brief from GPE, met creatively and collaboratively by our Makers and the wider project team. We're proud to have played a part in the longer story of 30 Duke Street, which is made from buildings that have gone before it. Designed for disassembly, it will eventually go on to furnish others.

We’re proud to share that 40 Leadenhall has been shortlisted in two categories for the Tall Building Awards 2026: Tall Building Architect of the Year and Tall Office Building!

Designed for Vanquish Properties, the tower brings 830,000 sq ft of premium workspace to the City. It’s conceived as a series of stepped ‘slices’ that extend and flex to respond to its surroundings, with 17 terraces, a public Central Square at its heart and the Grade II listed 19 to 21 Billiter Street restored back into the scheme.

We designed and delivered the interiors for a range of exceptional amenity and social spaces, from the reception and atrium to the library, the Central Square bar, The Treehouse dining and social area on level 11 and the end-of-trip and wellness facilities.

@40leadenhall.london makes a bold statement on the skyline and a bold proposition for best-in-class office space.

It was a busy @l_d_f_official for our modelshop team last week, attending the launch of the ‘In Progress’ @aimodelmaking exhibition at @materialsource. A selection of our 30 Holborn Gate massing models are on show, demonstrating the iterative process, before they move with the exhibition to Venice next year.

Our @paulmiles86 joined the opening panel called ‘Before It Gets Built’, chaired by @hadi_elhage and @luped, hosted by @ecc_italy. Thanks to everyone who came!

The exhibition runs to 23 October if you missed it!

The site of Hong Kong’s legendary Kai Tak runway is unrecognisable today. Once home to one of the world’s most armrest-gripping landings, it is now the setting for a luxury residential development that exudes calm.

We designed the facades for six 31-storey towers and six private villas at Pano Harbour for China Resources Land, unifying the buildings with a single, distinctive profile.

The harbour-side location inspired elegant carved stone at the podium level, rising into fluid, fluted metal cladding above. The scalloped metal captures the shifting movement of water and light, creating ripples of shadow across the day.

Strong, textural lines define the entrances to the ground-floor retail units, podium-level clubhouse and upper-level luxury apartments and villas, which together provide 582 homes.

Two landscaped bronze pavilions provide sheltered seating for passers-by, completing the warm, sculptural scheme that draws a new silhouette on Victoria Harbour.

There’s still time to submit your drawings for the #architecturedrawingprize! We’ve pushed back the deadline to Friday 25 September, to give everyone a little more time as we return to work/studies after the summer. 

The Prize is an international competition that celebrates the significance of architectural drawing as a tool for capturing and communicating design ideas. It’s open to everyone, we accept digital and hand-drawn artwork, and there are multiple winners, with an overall winner announced in January 2027.

Even better than a trophy, selected winning entries are displayed in a dedicated exhibition at Sir John Soane’s Museum and at the World Architecture Festival in Fort Lauderdale, with coverage on the WAF website and in international media including @archdaily. All winners will receive tickets to the events.

We’re showing 30 of our 1:500 Holborn Gate massing models at ‘In Progress’, the Architects’ Index of Modelmaking exhibition @aimodelmaking. It opens at @materialsource on 14 September as part of @l_d_f_official and runs to 23 October 2026. 

Holborn Gate is a planning-approved workplace and cultural scheme for Hoi Hup Realty, forming a new western gateway to the City of London on a site once home to the 12th century Knights Templar Church. Ten storeys of solid masonry, divided into five blocks, with a new cultural venue at its heart and urban greening throughout.

It was our first major project under the City of London Corporation’s retrofit-first policy, so the models had work to do. Retain, part retain, or rebuild?

Laser-cut acrylic and solid timber, the models on show represent the key design moves between competition submission and planning approval, 2019 to 2025.

Our ‘Pace Makers’ team are in training! Richard Meddings, Mariangela Iodice and Ben Crossman are taking on the LandAid Trek this September, walking a whopping 40km along the South Downs Way (around 11 hours on foot) to raise £2,400 for @landaidcharity 

In the UK, a young person faces homelessness every four minutes. LandAid unites the property industry to help tackle youth homelessness and support those facing it.

Our Make Social team served up another cracking breakfast this week — 40 Makers assembled at @tinglondon for delicious dishes and those incredible views from level 35 of the Shard. 

And a special guest popped in to say hello: @kurt.macher, GM of @shangrilalondon. Our friendship with Kurt goes back to his days at Upper House Chengdu — known as The Temple House when we designed it — and Ken Shuttleworth, Jana Rock and the team were delighted to catch up with him again, this time in London.
