Over full price. No contingencies.

Would you take it—or risk losing it all?

Last Thursday, I put a brand new listing on the market.

The phone started ringing immediately.

Appointments Thursday.

Appointments Friday.

And then an amazing offer came in.

Over asking.

No contingencies.

Very quick closing.

My seller and I reviewed it right away.

It looked great.

But we still had buyers scheduled to see the house through Saturday.

So we waited.

By Saturday afternoon, everyone had been through.

Then the phone stopped ringing.

No more appointments.

No more inquiries.

We still had an open house scheduled for Sunday.

So now we had a decision to make...

Wait and hope someone better showed up?

Or sign the great offer already sitting in front of us?

We signed it.

And it was the right call.

No other buyer came along.

The house is sold.

We’re headed to a quick closing.

And my sellers are happy.

Sometimes the best negotiation isn’t pushing for more.

Sometimes it’s recognizing when you already have the right buyer—and not giving them a reason to get away.

Would you rather counter—or get more without asking for it?

We put the house on the market Thursday.

By Friday night, we had an offer.

I made some calls.

By 3:00 Saturday afternoon, we had six serious buyers competing.

My seller and I looked at everything.

Price.

Contingencies.

Risk.

Closing time.

Two buyers stood out.

Both had gone above and beyond.

No contingencies.

Quick closings.

And the offers were extremely close.

We could have picked one.

Instead, I got on the phone again and called both agents.

I told them there was another offer that was almost identical and asked:

“Does your buyer want to step up?”

One did.

No counteroffer.

They raised the price anyway.

They shortened the closing.

And they got the house.

Getting multiple offers is only the beginning...

What you do next is what determines how much your seller walks away with.

Rates spike!

Change of plan?

It’s not what you might be thinking...

I had two houses scheduled to come on the market Friday.

Then the calls started.

“Marjorie, please let us in Thursday. We’re worried rates could go up again Friday.”

So I called my sellers.

We talked about what was happening.

And we moved both launches up a day.

Not because buyers disappeared.

Because the serious buyers are still out there.

They’re qualified.

They still want to buy.

And when they’re worried rates may go even higher, they may want to act faster.

But there’s another change sellers need to be ready for.

The offers may start looking different.

Seller credits.

Interest-rate buy downs.

Seller financing.

Different contingencies.

Things sellers haven’t had to negotiate in years may suddenly be back on the table.

That doesn’t mean the market is weak.

It means the negotiation is changing.

And if you’re selling now, you need someone who knows what buyers are asking for—and what you should and shouldn’t give them.

Would you rather sell while serious buyers are worried rates could go higher and are ready to act now—or wait until even higher rates scare them away?

Rising rates don’t always scare serious buyers away.
Sometimes they make them move faster.

The buyers who are out looking right now are often already pre-qualified.

They know rates could go higher.

And they know waiting may make the house they want more expensive to finance.

So they’re looking.

They’re paying attention.

And when they find the right house, they are the ones ready to act.

If you’re thinking about selling, this is not the time to have your house almost ready.

Get it ready now.

Make it easy to see.

If you want to sell this year, get your house on the market while those serious, well-qualified buyers are still looking.

Would you choose the agent promising the most—or the one you feel most comfortable being completely honest with?

When you interview agents, everyone has a presentation.
Everyone has an opinion about pricing, staging and marketing.

Some have a strategy.

But can you tell that person what you’re really worried about?

Can you tell them what you expect?

And once you can have that conversation, you find out very quickly who actually understands you.

Sometimes the first thing I have to tell a seller is:

I can’t get you the price you want.

I met with a homeowner recently.

He wants $2 million.

I don’t believe a serious buyer will pay $2 million.

But that doesn’t mean I just pick a lower number.

Pricing is part of the negotiation.

If I price too high, I can lose leverage before I ever get a chance to negotiate.

I want serious buyers to see the house, come through the door, want it — and give me something to work with.

Then I can negotiate from strength.

Would you rather start with the number you hope for — or the number most likely to help you finish higher?

Thinking about selling this year?

DM me UP and I’ll send you how I think about pricing to create leverage and get serious buyers to pay more.
