Most agents think deadlines are smart... But usually that deadline works against you. Because your best buyers want to see a new listing as soon as the door opens. They are qualified. They are motivated. And they are ready to act. So when their agent calls and asks when offers are due, I don’t give them a deadline. Why give your best buyer another three or four days to cool off—or, worse yet, buy another house? I say: “I’ll call my seller as soon as I get your offer. The sooner you get it to me, the sooner I can present it.” Thinking about selling your Beverly Hills home this year? Text SMART to 240-731-8079. Would you rather have your best buyer make an offer today—or make them wait three or four days and risk losing them? Follow @marjoriedickstuartla for more real-world selling and negotiation stories. Marjorie Dick Stuart Sotheby’s International Realty | Beverly Hills DRE #02244682 @bh_chamber #beverlyhills #beverlyhillshomes #expertnegotiator

Selling your Beverly Hills home this year? Keep this in mind… My seller wanted to let the buyer walk. The offer was really low. But the buyer was strong. A lot of cash. Clean terms. Quick settlement. Instead of meeting them halfway, I suggested we find out how serious they really were. We countered just below our asking price. The buyer signed it right away. A few minutes later, my seller had another $140,000 on the table. Would you have let the buyer walk—or countered close to the asking price? Thinking about selling your Beverly Hills home this year? Text MORE to 240-731-8079. Marjorie Dick Stuart #expertnegotiator Follow @marjoriedickstuartla for more Beverly Hills seller strategy. Member #beverlyhillschamber | our business community marjorie@marjoriedickstuartla.com 240-731-8079 Sotheby’s International Realty Beverly Hills DRE#: 02244682 #beverlyhills #bhcc

A fun evening at Ocean Prime at the BH Chamber of Commerce’s health and wellness party. Great spending time with my dear friends and meeting other members of The Chamber. Congrats, Christian, Melissa and Julian on a lovely get-together. Poppy was at home relaxing on her new cooling pad. I could use one in my size! Lol

Our last “ Spotlight with Sharona” highlighting four restaurants in Beverly Hills on Canon Drive. Started with samplings of delicious gelato, then pasta at Il Pastaio, delicious appetizers at Xian and salmon on pizza and yummy bites at Spago. Also met Porkchop who has her own instagram followers.
