The Financial Review this week: three more RBA rate rises priced in, private credit at $253 billion with GFC comparisons, and HIA has new home sales down 10%. Sydney and Melbourne sales are dropping and buyer numbers are thinning.

But Greater Sydney added 75,000 people last year and is on track for close to 6 million by 2030. The city needs roughly 35,000 new homes a year to keep pace and isn’t building anywhere near that. Fewer launches today means fewer keys in 2029.

Michael’s view: demand isn’t going anywhere, supply is. Talk to a developer now, do a deal you can genuinely afford, and buy while the competition is thin.

What’s happening to rents in Hurstville.*

LINK CEO Michael Klevansky on what he’s observing locally:

One-bedroom apartments are selling between $650,000 and $750,000. Rental enquiries on completed one-bedders started around $750 a week and are now $800 to $850, with some prospective tenants offering up to $900. That is ahead of the suburb’s typical unit rent of around $760 a week, which is itself up 3.3% in the past year.

The reason is supply — or the lack of it.

Hurstville was meant to get a lot of new apartments. Most of them were never built. Since late 2020 the suburb has recorded around 130 new unit approvals in total, and not a single one since March 2025. Across Sydney the picture is the same: roughly 40,000 apartments hold planning approval but only about 4,000 are actually on the market, because rising build costs and tight lending mean an approval on paper is no longer a building on the ground.

Demand hasn’t waited. Sydney takes in 65,000 to 70,000 new overseas migrants a year against around 12,000 apartments completed. Vacancy across the city is 0.8%. In Hurstville it has tightened to 1.2% from 1.7% a year ago.

Very few new homes, more people looking for them. Rents are doing exactly what you’d expect.
