At the top of Manhattan’s housing market, a strange ritual has taken hold. A $10 million-plus home is offered for sale, and before a buyer appears, the phone starts ringing with the same question: Would the seller consider renting it instead?⁠⁠The Agency's @Mike_Fabbri has been quietly shopping a West Village townhouse for his client, but so far, no buyer has emerged. What he has found is a steady stream of agents representing tenants. The owner is now open to the idea, and Fabbri is floating a monthly rent of $150,000 — more than double what he says the home might have commanded in years past.⁠⁠That price is aggressive, but it tracks with a luxury rental market where six-figure monthly deals are becoming increasingly common. A penthouse in West Chelsea rented for $177,500 a month. A Fifth Avenue condo went for $175,000. A Soho apartment found a tenant at $120,000. At this level, prospective renters are not asking whether the price is reasonable. They are asking whether the home is available.⁠⁠The tenants include celebrities, athletes, AI executives, displaced Angelenos and wealthy would-be buyers who would rather keep their millions in the market than tie them up in a home. It's taken way too long for me to get around to sharing this featured session from the end of last summer. This evening on the beach with Scott, Mike, and their pups was a dream. We had the place to ourselves, one of my favorite things about making a trek down the winding dirt roads to one of Nantucket's more remote beaches for a sunset session. Always worth it.
