I’ve seen some interesting things happen in real estate over the years... But nothing comes close to the day a stranger wandered into our house minutes before an open home, helped himself to food from our freezer, triggered a police response and helicopter search... and we still found the buyer that day!

This is a true story from about 4 years ago and thankfully everyone involved was safe!

There is a slowing…

Brisbane's property market is beginning to show signs of a shift. Today's open homes reinforced that, with only 1–4 groups scattered throughout the 30 minute inspection window.

📍Yeronga. Woolloongabba. Fairfield.

The investors seem to have disappeared 💨 BUT confident owner-occupiers are still very much in the market.

Necessity is a powerful motivator. The buyers who need a home are still showing up.

You don’t really understand The Gap until you spend time in it.

It’s not one suburb, it’s a series of pockets shaped by the foothills.

Closer to the Ashgrove side, you’ll find more accessible entry points — older homes, smaller blocks, easier access to the city.

Move deeper in, toward the reservoir and national park, and it shifts completely. Larger land, elevated streets, quieter pockets… and a very different buyer.

Then layer in school catchments and suddenly demand becomes street by street. Same postcode, but very different outcomes depending on where you buy.

Brisbane’s western corridor — Kenmore, Brookfield, Bellbowrie through to Karana Downs has a different feel.

This pocket started as farming, orchards and timber land in the 1800s, supplying into Brisbane via the river. Brookfield was known for its produce, and even saw a small gold rush pass through nearby in the late 1800s.

As the city expanded, most areas were subdivided and built up quickly. This stretch wasn’t, it held onto larger blocks, lower density, and a quieter pace.

That’s why it still feels the way it does today. More space, more greenery, and a lifestyle that hasn’t been overworked.

You aren’t scrolling because you’re bored. You’re scrolling for relief.

It’s 11 PM. You’re on Domain, your partner is on REA, and you’re “comparing notes”, which is really just a desperate search for the one listing the other might have missed.

You “favourite” a property and, then the notification hits: Under Contract.

Now it’s Thursday, and that familiar anxiety is back. You’re looking at the inspection times and realising you have to “divide and conquer” again. One of you takes little Sarah to netball; the other races across the Gateway Bridge for a 30-minute inspection window.

If you find “the one” at 10 AM, but your partner can’t get there until Tuesday? It’s already gone.

You don’t need more alerts. You need a way out of this cycle.

If you know me, you know I’m obsessed with ‘my man’. If you didn’t, well you do now.

We don’t usually celebrate Valentine’s Day, but this year I wanted to as I know he won’t expect it… what do you get a man for V Day? Flowers, obviously.

He genuinely loves fresh flowers in the house. Notices them, appreciates them. So yes, the man gets flowers, because he deserves them too.

Some places slow you down the moment you arrive.
The air changes. There’s a breeze you don’t rush through.
And somehow, time just… disappears.
