Vacation-home purchases continue to represent a meaningful share of the market, accounting for roughly 5-8% of all home sales in recent years. For out-of-town buyers, second-home ownership comes with a learning curve that a primary residence never teaches. Weather is often the first blind spot. A buyer unfamiliar with a region’s seasonal patterns benefits enormously from a trusted local network, whether that means storm preparation on the coast or ice-dam prevention in ski country. Maintenance follows close behind. Mechanical systems, roofing, and landscaping deserve the same diligence as a primary residence, and that planning is best done before closing, not after. Technology has narrowed the distance gap considerably. Connected systems now make it possible to monitor temperature, security, and deliveries from anywhere, while the right property manager, whether a seasonal watch service or a full concierge team, turns ownership into something closer to effortless. Insurance deserves its own conversation too. Vacancy risk often means higher deductibles and coverage requirements that don’t automatically carry over from a primary-residence policy. And before any of it, a test run tends to serve buyers well. Renting or staying in the market first offers real clarity: whether the travel time works, whether the lifestyle fits, and how much upkeep someone is genuinely prepared to take on. None of this diminishes the appeal of second-home ownership. It simply means the buyers who plan for it enjoy it more, and for longer. Because second homes deserve specialized care. Happy 24th Birthday, Shannon! 🎂🎉 No one gives you a manual for this stage of parenting. One day you’re holding the hand of a little girl who needs you for everything, and before you know it, she’s a grown woman building a life of her own. I’ll admit, it’s not always easy letting go of the little girl I still see sometimes. But what a gift it is to watch you become exactly who you’re meant to be. As the years pass, the line between daughter and friend becomes a little blurrier, and I find myself loving this new chapter. You are funny, adventurous, thoughtful, independent, resilient, and so much fun to be around. Watching you navigate adulthood with confidence fills my heart with happiness.
