This one came with its fair share of challenges!

The condo market has slowed considerably. Condos are often the “entry-level” option in our expensive Los Angeles market, so when interest rates rise, these buyers can be especially affected. This transaction was a great example of why who you work with matters.

Challenge #1: Finding the Buyer

In a slow condo market, finding the right buyer took some extra effort. A couple walked into my open house and immediately said, “Don’t mind us—we’re just looky-loo neighbors.”

But after talking with them, I learned they had been renting across the street for 17 years. They clearly loved the neighborhood and the condo, but they had never seriously considered buying.

I suggested they speak with my lender partner. “It can’t hurt to find out if you qualify.”

It turned out they did! Just like that, they decided they were ready to become homeowners instead of renters—and they made an offer.

Challenge #2: Higher Mortgage Rates

With interest rates higher than they’ve been in years, the monthly payment could easily have killed the deal. Instead, I negotiated a rate buydown. The seller accepted a full-price offer while providing a concession to buy down the buyers’ interest rate, bringing their monthly payment to a level that worked for them.

Challenge #3: HOA Approval

Lender requirements for condo HOAs have become significantly more stringent, particularly when it comes to HOA budgets and reserves. When we ran into an approval issue, my preferred lender—who happens to be the #1 mortgage broker in the country—went far beyond what most lenders would have done.

Without that extra effort, the loan might not have been approved, and the transaction could have fallen apart.

The result? Happy seller, happy buyer, another successful closing.

Transactions like this are exactly why I love what I do. Selling a property in today’s market isn’t about simply listing it and waiting for a buyer. It takes creativity, persistence, strong relationships, and knowing how to solve problems when they arise. by @naomiselick
