LA has 56 million+ sq ft of empty offices and not enough homes. Why aren't there more conversions?

This week on In Search of a City, adaptive reuse architect @Karin_Liljegren of @omgivning_ explains what's standing in the way, and the fixes that could get conversions moving again.

Also on the pod: where the SB 79 projects are (and aren't), and whether LA's shrinking apartments are a problem.

Hosted by @JesseZwick @jonnycrosswalks and @l.a.ridings!

Karin Liljegren, FAIA, Founder + Principal @omgivning_ speaking on @ladyofrecord Women’s History Month panel event @womensclubeaglerock in Los Angeles.

Having touched over 700 buildings, Karin shared her method of uncovering potential through adaptive reuse - the repurposing of an existing building for a new use. We talked about her projects @downtownlaproper, @sonderstays Harbor House, transforming an old laboratory into affordable senior housing & designing the 1.1M+ square foot LA County General Hospital Wellness District.

From historic structures to warehouses, mini malls, high rises & cool old buildings with bow truss ceilings…you might see more possibilities driving around LA now!

We are honored to see the Historic House Relocation Project featured in The New Yorker.

What began as an urgent question - Could houses facing demolition help Altadena families return home after the Eaton Fire? - has grown into an extraordinary collective effort grounded in preservation, resourcefulness, and community.

We are deeply grateful to the families who trusted this process and generously allowed their experiences to be documented over the course of a year, Evan and Caitlin Chambers, and Lauren and David Martinez, as well as to Brad Chambers, Earl Sutton and Ricky Craig of American Heavy Moving, and every mover, builder, craftsperson, public partner, and collaborator who contributed their expertise, time, and persistence to this work.

Thank you to Nicola Twilley @nicolatwilley for telling this complex and deeply human story with such care, to Ethan Noah Roy ethannoahroyphoto for documenting it so beautifully, and to The New Yorker for providing such a meaningful platform.

We’re excited to share that @omgivning_ has been selected to work with the @cityofsantamonica on Camera Obscura— a project that carries over a century of history and curiosity.

Originally introduced in the late 1890s as a seaside attraction, the Camera Obscura offered visitors a live projection of the surrounding landscape long before photography became what it is today.

Today, it remains one of the few functioning public camera obscuras in the United States and continues to be part of the city’s cultural and creative fabric.

We’re honored to be part of its next chapter and to collaborate with the City on a project that reflects both legacy and community.

More to come.

Special thanks to @uscgradarchitecture and @uscarchitecture for joining us on the site walk!

Affectionately known as the “Great Stone Mother,” the Los Angeles County General Hospital was built between 1927 and 1933 by the Allied Architects’ Association of Los Angeles, the same group behind the Hall of Justice. Designed to serve every Angeleno in need, the hospital became a national model for public healthcare training generations of professionals and standing witness to pivotal moments in the city’s social history, from the Chicano Rights era to the HIV/AIDS crisis.

After the 1994 Northridge earthquake, the structure no longer met California’s seismic safety standards. Yet, even in vacancy, its monumental form continued to embody the city’s enduring legacy of care and service.

Above the entry, a civic inscription still declares its founding purpose:

“Erected by the citizens of the County of Los Angeles… in order that no citizen shall be deprived of health or life for lack of such care and services.”

Nearly a century later, that promise endures, redefined through adaptive reuse as a place of community, equity, and access, where care extends beyond medicine to embrace the wellbeing of all who gather here.

Giving existing buildings a new life is a conversation we’re always glad to be part of.

On September 30, Omgivning Founder + Principal Karin Liljegren, FAIA, will join the Historic Preservation in LA panel at the Hammer Museum, from 2:00 - 3:30 p.m. The conversation is part of the Beverly Willis Architecture Foundation’s Industry Leaders Roundtable, taking place in Los Angeles September 30 - October 1.

At Omgivning, we spend our days exploring what existing buildings can become. Each project brings its own history, character, and challenges. Through adaptive reuse, we work with those qualities to create places that support new ways of living, working, and gathering. Karin will bring that perspective to a discussion about preservation and its role in LA’s future.

Joining her are:

Katie Horak, Principal at Architectural Resources Group
Photographer and Author Janna Ireland
Trudi Sandmeier, Associate Dean for Academic Affairs and Director of Graduate Programs in Heritage Conservation at USC School of Architecture
Chris Morris, Senior Director of Preservation Programs at the National Trust for Historic Preservation, will moderate.

The day also includes a conversation with Hammer Museum Director Zoë Ryan, a tour of the museum’s renovation with Michael Maltzan Architecture Principal Hannah Hoyt, and an LA Housing panel with Dana Cuff, Frances Anderton, Julie Eizenberg, and Phoebe Yee. Across the two days, participants will have special access to the Hammer Museum, LACMA’s new David Geffen Galleries, and The Grand LA.
As a woman-owned practice and certified Women’s Business Enterprise, we’re pleased to support BWAF’s work to advance women’s leadership and recognition across architecture, engineering, and construction.

This weekend, @omgivning_ joined the @LAConservancy at the historic L.A. County General Hospital for two sold out days of tours and an inspiring panel discussion.

For the first time in decades, #Angelenos stepped inside this monumental 20 story Art Deco landmark (once the largest public hospital in the western U.S.) to walk its storied corridors, experience its grand murals and sculptures, and reflect on the generations of lives touched within its walls.

Damaged in the 1994 Northridge earthquake and largely vacant since 2010, the hospital is now at the center of a bold vision: a revitalized campus focused on housing and community well being. Through adaptive reuse, the building will once again serve Angelenos as part of a “Healthy Village” that brings new life to a site long dedicated to care and service.

As part of the weekend’s events, #Omgivning’s Founder and Principal, @Karin_Liljegren, FAIA, joined the panel discussion to share insights on the hospital’s adaptive reuse journey and to answer questions about its future transformation.

We are deeply grateful to County of Los Angeles Supervisor @Hilda4LACounty, @PrimestorDevelopment, Bayspring, and the @LAConservancy for opening the doors of this extraordinary building and creating space for the public to connect with its legacy before the next chapter begins.

Honoring history. Engaging community. Reimagining the future.

Some buildings matter not only because of how they were designed, but because of the life they made possible.

For more than half a century, Gloria Steinem’s brownstone in New York City was one of those places. It was a home, but it was also a place where women came together to write, organize, debate and imagine a more equal world.

Gloria understood that having space could be a form of power. She devoted her life to creating more of it for women: more space to speak, to lead, to own, to question established systems and to shape what came next.

As a woman-owned architecture and interiors practice, we know we are part of a future Gloria spent her life fighting to make possible. We are grateful for the doors she opened, the
assumptions she challenged and the generations of women she inspired to build, create and take up space.

Through Gloria’s Foundation, her home will continue as a place for feminist organizing and action, carrying the work she began into the future.

Thank you, Gloria, for making room, and for showing so many women what was possible.

Pawn Shop is officially open!

Located on Melrose Avenue in Hollywood, the project transforms the former Brothers Collateral Pawn Shop into a new restaurant, sports bar, and gathering place while keeping the building’s distinctive Art Deco character at the center of the story.

For Omgivning, the project was an opportunity to work with an existing building that already had a strong identity. Rather than erase that history, the design builds from it, preserving the exterior presence, honoring the original storefront, and creating a hospitality experience that feels layered, energetic, and deeply connected to Los Angeles.

As part of that process, the team removed the non-original bright yellow exterior facade that Brothers Collateral Pawn Shop was known for, revealing and restoring the building’s original 1934 Art Deco exterior facade.

Inside, Pawn Shop brings together food, sports, and entertainment in a space designed for connection, from game-day crowds to more intimate moments throughout the venue. As Los Angeles looks ahead to major global sporting events, the project reimagines what a sports bar can be when architecture, reuse, and storytelling are part of the experience.

Congratulations to the Pawn Shop team on the grand opening. We’re proud to have helped bring this next chapter to life.
