Same time of year. 2 very different stories. And mortgage rates are a big reason why. Last fall, mortgage rates came down and the number of homes for sale barely budged. This fall, rates have climbed above 7%. Some buyers have pulled back, homes are taking longer to sell, and instead of coming off the market, more listings are sticking around.

Since August, the number of homes for sale has grown by about 25,000 (nationally). So, what does that mean for you?

Buying? You’ve got more homes to choose from and potentially more room to negotiate on price, repairs, or closing costs.

Selling? Buyers have more options, so you’ve got to give them a reason to choose your house. That means getting the price right from day one and making sure your house stands out from the competition.

September gave the Outer Banks market a boost! We closed 136 homes, up sharply from 108 in August, marking one of the few months this year where sales were either up or holding steady. Even with the September sales volume down 8% year over year, buyer activity showed real signs of life.

Pendings jumped — 132 homes went under contract — and cash buyers were back in force, making up 38% of all closings compared to 27% last month. And while most homes (72%) sold below their original asking price, nearly one in three sold above asking, proving that well‑priced, well‑presented homes are still commanding strong attention.

The Average Sales Price for the month dipped slightly but the Median Sales Price of $653,500 was a good jump from the $604,500 posted in August!

A stronger September sets a positive tone as we move deeper into fall.

💰 Homes sold for an average of 95% of original asking price.
🎯 38 properties sold at or above asking price!
⏳ Average Days on Market: 70
📉 195 price changes, up from 167 in August.
🏠 26 homes sold under $500K, including 11 under $400K!
💎 2 homes sold for over $3M!
🌊 Top Sale: An oceanfront home in the 4WD area sold for $5.6M to Currituck County!
