a year agoSo build for 300 a square ft and that’s what the market bears . You don’t need a gold toilet
a year agoSo many houses would appraise as cheaper if they were considered the original structure. That's why so many houses are just added onto or keep the original foundation and change everything else in some places. It over priced and the government compounds the issue. Half these places are going to end up vacant with squatters.
a year agoCould the problem not be the price of the land, and for it to sell the owners will have to accept that its worth less than they want it to be?
a year agoBrother Ben….. a build cost of $600.00 a sq ft is also very light - more like $800 -$1,000 a ft for the quality that any buyer would expect in that price range …also, forget the Fast track and the existing plus 10% to supposedly save time (it doesn’t). Design a house that maxes out or at least allows for enough square footage for a great floor plan and garage.. bite the bullet and run the normal permitting process to get the max value - the 10% fast track doesn’t work for a developer as you’ve clearly illustrated… glad you did this so people can understand the math — good job 👏
a year agoPricing a lot is simple. There’s a cheaper price that the builder will buy at for spec. Then a higher price a retail client will come in at. But first the lot’s will be cheap until there’s a few left. Finished Specs will sit while the dust blows for years.
