JUST SOLD for $2,515,000 in Larchmont Village
Here’s why this one’s interesting — it’s a real case study in pricing strategy.
With 30% more listings on the market today than a year ago, many sellers ask if pricing below market value still makes sense. The answer? Sometimes — if the prep, timing, and confidence all align.
Our clients (whose mom happens to be a top Bay Area agent) knew the value of presentation. They moved to Newport Beach ahead of launch — newborn and all — so we could spend two months upgrading the bonus space, landscaping, painting, and staging.
Pricing at $1,999,000 took a little faith, but we were confident it would drive momentum. The goal: maximize attention, not just test the market.
It worked. 13 offers later, we closed at $2,515,000.
Congrats to our sellers — and to our friends
@dariarad and
@molly__kelley on the buy side, who were strategic and professional, beating out everyone else to score this gem for their client.
Keep an eye out! We have more coming soon in Larchmont Village 🏡
