Let’s keep it REAL - I’ve had 2 deals cancel recently.
One we were almost two months into. My team had put a LOT of work into the deal, but an issue came up with the property and ultimately the buyer decided to walk.
The other was a really cool house hack opportunity. The buyer planned to live in the main unit, renovate the garage unit and rent it out. Unfortunately, once they got further into it, the renovation costs were significantly higher than expected and the numbers just didn’t make sense anymore.
Does it suck when a deal cancels after weeks of work? 1000%
But at the end of the day, my job isn’t to get every deal to the closing table. It’s to help my clients make smart financial decisions and sometimes walking away IS the right decision for them.
Real estate has definitely felt different lately. I’ve personally seen more cancellations, more hesitation and an overall slower market.
Agents, lenders & investors - what are you seeing out there right now? Are you seeing more deals fall apart than usual?

Having integrity and being an advocate for your clients is why you’re so successful! With the goal in mind to make sure they have great properties and investments and not to settle on a deal if it no longer works; is what separates the rookies to the superstars in this business!

Definitely tough when deals fall through, especially after jumping through hoops. We had a buyer for one of our flips back out the day before closing after $6k in repairs and almost 9 weeks under contract.
