A few visuals of our full scheme that’s been submitted to Cheshire East and what it will look like. Phase 1 has been approved which is Plot 1 & Plot 2, we have sold Plot 1 and had a lot of interest on Plot 2!

The 4 additional homes in Phase 2 bring modern amenities to countryside living whilst also honouring the previous old farm in the design that was originally here.

Plot 1: Ivy House

A rebuild of the original farmhouse, Combining traditional materials such as Cheshire brick, Oak, Cream Render & Staffordshire Blue Tiles, Ivy House will restore the original character back on Bell Lane.

Ground Floor has the traditional hallway with lounge to the left and utility/cloakroom and toilet area to the right. Walking through the house you’ll come into a big open plan kitchen with sliding doors to the garden and a small study off to the left.

First Floor has three bedrooms sharing a family bathroom with a master bedroom at the back of the property overlooking the fields behind partnered with an en-suite.

This has been a lovely project to work on. If you've seen snippets of it before, it's because it has been a two part phased planning submission. We've locked in a design for this site, and now I'm really happy to share! by @padacredevelopments

Pleased to announce that Plot 1: Ivy House 🏡 has SOLD last week subject to contract.

The interest of the two properties and general Lime Tree site has been overwhelming and we’re delighted to be helping a couple relocate to the area and build a family home taken in Smallwood, Cheshire by @padacredevelopments

A fantastic way to end 2024. We can’t wait to turn this unloved area into a beautiful place to live in the Cheshire Countryside

Plot 2: Lime Tree Barn

Named after the beautiful sweeping Tree in the grounds which overlooks the pond, this property will really have the wow factor with the combination of old meets new.

Materials of original Cheshire brick, Staffordshire blue tiles and a combination of timbers such as Oak and Cedar. A full glass link to bridge the gap from the original barn and the new one.

This plot has a huge garden all around the property and ample size driveway for the owners and guests. Charging point, heat pump and solar panels all built into the property.

Ground Floor has the original barn on the right. Converted to a double garage and a utility area with separate stairs to a study. Our Lime Tree Farm Project Application is starting to come together.

We want to bring 6 new homes to the area with modern amenities whilst keeping the countryside look and feel

The plans will improve the current hard landscape with a pond, orchard and plenty of bushes, hedges and trees for wildlife to enjoy

We’re pleased to announce that we’ve secured our first site in rural Cheshire. We’re looking to re-develop the site to bring multiple premium luxury homes to the area and bring back the character of this old farm, making it a fantastic place to live. 🏡
