POSTS STORIES REELS TAGGED
When people see a room full of people at one of our events, it’s easy to think it’s all about property.

But behind every person in that room is a story.

A family they want to support.

A turning point in their life.

A moment where they decided they wanted something different for their future.

Over the years I’ve had the privilege of watching that moment happen thousands of times.

You see it when someone realises that perhaps their future doesn’t have to be limited to the path they were originally on.

When confidence starts to grow.

When ideas start to turn into action.

When someone begins to believe they might actually build something meaningful for themselves and their family.

That’s always been the most rewarding part for me.

Today our companies employ and provide work for hundreds of people. Many of them originally came into this world through property themselves and stayed because they care deeply about helping others learn and grow.

Some members of our team have built remarkable portfolios of their own. People like Faye and Nicky, who could easily step away if they wanted to.

But they stay because they believe in the community and the people inside it.

The longer I’ve been in business, the more I’ve realised something important.

Success isn’t really about what you accumulate. It’s about what you help other people become.
That’s why I’ve set a big goal for the years ahead.

To help one million people become millionaires.

Not because money is everything.

But because financial freedom creates choices.

And choices change lives.
They change families.
They change generations.

And if I can spend the next chapter of my life helping more people experience that, I’ll consider it time very well spent.

I love sharing ideas on how to grow your money! šŸ” This is for education only – I don’t provide financial advice.

Many people see results.

What they do not always see is what shaped it.

When I was fourteen, I developed Crohn’s disease.

That could have been something I used as an excuse, but I never saw it that way. In many respects, it became a blessing.

It forced me to think differently, to toughen up, and to start asking better questions about life very early on.

And for Aniko, growing up in Hungary behind the Iron Curtain meant living in a world where opportunities were limited before you had even begun.

That kind of upbringing shapes the way you see freedom, responsibility, and what is possible when the system is no longer deciding everything for you.

So although our stories are different, there is a common thread.

Challenge has a way of either closing you down or sharpening you.

For me, leaving home at seventeen with 170 quid meant I had to grow up quickly.

I refurbished and sold a few houses tax free, flipped a few more, bought property, and along the way people started asking, how are you doing that?

That is what eventually led us to found Touchstone Education.

Not just to build something for ourselves, but to help other people see that a different life is possible when you begin to ask better questions, think differently, and take responsibility for your future.

And if I am being honest, one of the most rewarding parts of the whole journey is not the property itself.

It is when someone we have helped comes back and says thank you.

It is hearing that because of something they learned, they achieved something they once thought
was out of reach.

Because you never really know what someone has had to overcome to become who they are.

Keep going.

Ask better questions.

And never assume your beginning has to determine your end.

When people talk about property, the conversation usually centres around numbers.

Deals.
Values.
Returns.

But over the years I’ve realised (and experienced first-hand) that the most meaningful stories have very little to do with property at all.

They’re about people.

Through our books, trainings and programmes, we’ve had the privilege of serving close to 500,000 students and clients over the years.

And every month we check in with hundreds of them to see how their journeys are unfolding.

What always strikes me is this.
Behind every property deal is a reason someone started.
A father who wants more time with his children.

A family rebuilding after loss.

Someone quietly trying to prove to themselves they are capable of more.

People like Marta, who kept building even after losing her father.

Or Sandeep and Gunita, whose supported living projects came from a deep desire to help other families.

Or Dev, who was learning, negotiating and doing deals while going through kidney dialysis four times a week.

These stories stay with you.

Because when you step back, you realise something important.

Property itself is just the vehicle.

The real transformation is watching someone’s confidence grow. Watching them realise they have more control over their future than they once believed.

That moment when something clicks.

When someone begins to see new possibilities for their life and their family.
Those are the moments that matter most to me.

I’ve always believed that if you can build something meaningful in your own life while helping other people grow along the way, that’s time very well spent.

And after all these years, seeing people take those steps forward never gets old.

This is what true fulfilment looks like.

Not just walking on stage.

Walking on stage with the same woman I was once made redundant with.

The same woman who built with me when there was no crowd.

No spotlight.

No thousand students waiting.

Just belief.

Work.

Risk.

And a shared decision to build something that mattered.

Aniko and I did not just build a business.

We built a community.

A place where people learn, grow, change their future, and support each other along the way.

That is Touchstone.

And walking into a room full of people whose lives have become part of that mission?

Lovely stuff.

Wealth is wonderful.

But building something meaningful with the person you love is something else entirely.

If I’ve kept a day free, that doesn’t automatically mean it’s available for somebody else. I might have deliberately left it empty. šŸ“…

It’s a strange habit we have, feeling we need an appointment before we can decline an invitation. Apparently, wanting a quiet afternoon requires a supporting document.

I want some room in my life to decide what I feel like doing when the day arrives. Filling every gap in advance would take that choice away.

A little visit to hell! Beppu was quite surreal. ā™Øļø

Bubbling pools and clouds of steam rising from the ground. You can understand why these volcanic springs became known as Beppu’s ā€œhellsā€.

Kamado means ā€œcooking potā€, named after the tradition of using the steam to cook rice offerings for a local shrine. Quite an extraordinary place to explore. šŸ‡ÆšŸ‡µ

Comment ''STRUCTURE'' and I'll send you the free training I used šŸ‘ŒšŸ¼

Almost nobody knows how this works until the week they need to, and by then there are no decisions left to make. ā³

The principle is simple, even if the numbers aren't. Care is means tested. Above a certain level of savings and assets you pay for it yourself, in full. Below it, the council starts contributing.

That's it. There's no separate pot you've paid into, no insurance, nothing held back for you. What you have is what pays.

The thresholds themselves differ across England, Scotland, Wales and Northern Ireland, and they get revisited most years, so check what applies where you actually live rather than taking a number off a screen. šŸ’”

A few things that genuinely change the picture, and hardly anyone knows them.

The family home isn't always counted. If a husband or wife, or in some cases another dependent relative, still lives there, it can be disregarded. For care given in someone's own home rather than a care home, the property isn't part of the calculation at all.

And a council can often agree to take its money from the estate later, with a charge secured on the house, rather than the family having to sell it in a hurry during the worst month of their lives.

Now the warning, and I feel strongly about this one. šŸ‘€

There is an entire industry selling schemes to elderly people that promise to shield the house from care costs. Be extremely careful. Councils can and do look at assets given away, and where it looks like the purpose was avoiding care fees, they can assess you as though you still owned it. Families have paid thousands for arrangements that achieved nothing at all.

Proper advice from a solicitor who specialises in this is worth ten times a clever scheme.

The real lesson from my great aunt isn't a loophole. It's that she never had the conversation while there was still time to have it.

You can’t work forever. ā³

Hard work pays today’s bills, but what will pay them when you decide to stop? That deserves a plan long before your last day at work.

For me, building assets that can produce income is central to that plan. Start by understanding your numbers, learning how property works and deciding what you want your future income to support.

Comment ā€œSTARTā€ and I’ll show you where commercial property fits. šŸ‘‡

Ever wondered what it’s like to live in Monaco?

It is not normal.

And I still do not pretend it is.

The sea views.

The sunshine.

The supercars.

The ridiculous little moments that make you stop and think:

ā€œHow did this become my life?ā€

Lovely stuff.

But for me, Monaco is not really about showing off.

It is a reminder.

A reminder that life can change completely when you build with intention.

Wealth is not just money.

It is freedom.

Freedom to choose where you live.

Freedom to spend your time well.

Freedom to build a life that once felt impossible.

And yes…

Monaco does make the whole thing look rather nice.

Interest-only mortgages confuse a lot of people.

But the clue is in the name.

You borrow the money.

You pay the interest.

You do not pay down the original loan each month.

Lovely little concept.

Now, why would an investor use that?

Because with investment property, the goal is often cash flow and asset growth.

If the property rises in value over time, the debt can become tiny compared with the value of the asset.

My first property cost £9,000.

Today, it would be worth hundreds of thousands.

Would I be worried about a small mortgage on an asset worth that much?

No.

That is the point.

Interest-only can make a lot of sense in property investing when used properly.

But it is not something to do blindly.

You need to understand the numbers.

The risks.

The exit plan.

And the rules.

Because debt used badly can hurt you.

Debt used properly can help you build wealth.

Paper wealth doesn’t pay the bills. šŸ’·

Your home or business might be worth a substantial amount. But how much money is actually available to you each month?

That’s why I look at both asset value and cash flow. With a rental property, I want to understand what’s left after the costs, because that’s the money that can support your lifestyle and give you more choices.

Comment ā€œRETURNā€ and I’ll show you how I think about it. šŸ‘‡

Comment STRUCTURE, and I’ll show you how I think about it.

Selling a business can leave you with a large lump sum but no regular income. Commercial property can give part of that capital a new job by producing rent.
