Our latest project in Walthamstow Village draws upon a pared back material palette of dark stained oak and sage green joinery, warm white walls and ceilings, and a pale grey microcement floor. The project involves a side and rear extension, transforming this north-facing space into a light-filled, calm, and sociable kitchen and dining space, with views out to the large garden.

Starting the new year by looking back at some of the exterior details at Belgrave Road - a substantial extension and refurbishment project to an Edwardian house on the Lake House Estate in East London.

The existing property had been subject to a number of extensions and alterations over the years, resulting in a disjointed and cluttered rear elevation with few original features. We wanted to address the lack of cohesion within the existing rear elevation through the proposed alterations and create a unified external appearance with each component reflecting the time in which it was built.

The elevations of the original house were refurbished, including the removal of paint from the brickwork, re-rendering with lime, and replacing uPVC windows with timber sash. A new rear extension draws reference to the tones and materiality of the original house but also creates a clear distinction between old and new.

Material details / The brickwork at Belgrave Road was constructed with flush lime mortar joints to create crisp corners and emphasise the sense of solidity of the brick elements against the slenderness of the aluminium window frames and copings.

The rear extension at Belgrave Road incorporates a staggered rear elevation with elements of exposed brickwork punctuated with full height glazing. This, combined with three roof lights, creates different qualities of light and shadow throughout the day as the sun moves around the house.

At Belgrave Road, we created three distinct but connected zones for the kitchen, dining and living spaces at the rear of the house. The dining space is defined by a corner window, which creates a niche for a deep window seat. A pared back interior material palette of exposed brick, natural timbers, and pale microcement creates a calm feel. The living space is defined by a wall of bespoke joinery, painted in a dusty green, which integrates a television as well as plenty of storage.

Introducing our latest project: Belgrave Road, beautifully captured in the early autumn by @_peter_molloy_. Situated within the Aldersbrook and Lake House Conservation Area in East London, the project involves a new single-storey rear extension, a two-storey side extension, and a full refurbishment of the existing Edwardian home. Completing the tour of our Wanstead Grove project with a detail shot of the window seat, fabricated and installed by @mortiseandmay. This piece of joinery has multiple functions and integrates a radiator, storage and a cat flap, as well as offering a place to sit.

The design for the kitchen was developed in close collaboration with our clients and @mortiseandmay, who fabricated and installed the bespoke units. A large rooflight positioned centrally above the kitchen fills the space with natural light throughout the day.

The external material palette is comprised of larch cladding, oak-framed glazing, cast stone and reclaimed bricks. Around a year after completion, the timber has softened in colour, complementing the dusty pink tones of the reclaimed brick plinth.
