Rachel and Tom Dion’s desire to move downtown led them to a circa-1832 Federal-style house where every room blazed a different color. A nearly three-year renovation revealed historical details and a slew of structural issues. With the help of architect Bill Marshall of Architrave, Renew Urban Charleston builders, and interior designer Patti Willbourne of PWD Studio, the couple is now settled into a livable family home—complete with original brick, hand-hewn beams, and heart-pine floors—that earned a Carolopolis Award for Exterior Preservation from Preservation Society of Charleston in February.

Penny tile has been a staple in historic homes for generations. Here, a custom geometric pattern gives the classic material a fresh perspective in this understory pool bath while honoring its 1830's roots.

One of our clients’ favorite things about this home from the very beginning was its rare double lot, an unusual find in the heart of downtown Charleston that gave them room to create the outdoor spaces they had always imagined.

For the restoration of this 1830s Charleston single, we wanted to preserve what made the home so special while making it work for the way this family lives today. Original architectural details were carefully restored, while the gardens, pool, and outdoor living spaces were thoughtfully integrated to feel like a natural extension of the historic home.

Historic bones, fresh perspective.

Once a separate apartment accessible only from the exterior, this level was thoughtfully reconnected to the main house during the restoration. At its heart is what may have been the home’s original kitchen, complete with its massive cooking fireplace, a reminder of how this space would have functioned nearly 200 years ago.

We transformed it into a light-filled living space while preserving the original beams and character that have stood for nearly two centuries.

Behind every beautiful installation is a process you rarely see, and what you don't see can become the most expensive part of a project.

A cracked tile discovered on installation day.
Furniture delivered months before the home is ready.
Hours spent tracking shipments, coordinating vendors, and searching for missing items.
An installation schedule delayed because one damaged piece holds up everything.

Beyond being an inconveniences, these mishaps cost valuable time, money, and momentum.

That is why PWD Studio Warehouse exists.

Our team receives every delivery, carefully inspects each item, documents any damage, securely stores furnishings until they are needed, and coordinates seamless delivery and installation when the time is right.

We handle the logistics behind the scenes so designers, builders, and homeowners can focus on creating exceptional spaces instead of solving shipping problems.

For nearly two centuries, the drawing room has been the social heart of the Charleston single house, so it feels fitting that this became our client’s favorite room in the home.

Color-drenched in Benjamin Moore Needlepoint Navy, the space leans into the intimacy and tradition of a historic drawing room while feeling comfortable enough for modern everyday life.

In Charleston's historic single houses, the drawing room was where guests were welcomed, and conversations lingered long after dinner. Wrapped in Benjamin Moore Needlepoint Navy, this modern interpretation honors that tradition while feeling right at home today.

Every old house has two stories. The one it was born with, and the one written over it through generations of change.

When our clients first found this 1830s Charleston single, nearly every room was painted a different neon color. It took a little imagination to see past the paint, but underneath it all was a house with almost 200 years of history waiting to be uncovered.

As construction began, original masonry fireplaces emerged from behind walls, hand-hewn beams were uncovered, heart pine floors were brought back to life, and historic details that had been altered or lost began to reveal themselves.

Our job was never to erase everything that came before and start over. It was to understand what belonged to the original story, preserve what we could, and thoughtfully evolve the rest for the family who gets to write its next chapter.

Swipe to see how we found this 1830s Federal-style home and how we left it. Sometimes you just have to see past the paint. 😉

Once an underutilized attic, the third floor now serves as a dreamy haven for our client's teenage daughter. Soft blue walls, custom built-ins, and layers of texture create a cozy nook perfect for reading and relaxing.... or as our client described it, perfect for binging Love Island. 😉
