How do you define success? Years ago, I came across a short story in Tim Ferriss’ Four Hour Work Week that completely changed the way I thought about success and freedom.
It’s the Fable of the Mexican Fisherman.
At first glance, it’s simple—a fisherman, a businessman, and a conversation about what it means to live a good life. But if you really sit with it, the lesson is powerful:

Too often, we chase “someday” when the life we’re really after might be available today.

I shared this story from the stage because it’s a reminder that:

Success isn’t always about more—sometimes it’s about enough.

Wealth is measured in time, relationships, and freedom—not just money.

The vision of your perfect day might be closer than you think.

A bad real estate decision can cost you thousands. And most of the expensive mistakes beginners make are completely avoidable.

Here are 7 mistakes I want every new real estate investor to watch out for:

1. NOT RUNNING THE NUMBERS. Never let excitement replace proper deal analysis.

2. OVERPAYING FOR THE PROPERTY. Know the comps, understand market value, and set your maximum price before making an offer.

3. UNDERESTIMATING REPAIRS. Build a detailed rehab budget, get real pricing, and leave room for surprises.

4. IGNORING VACANCY AND CAPEX. Roofs, HVAC systems, turnovers, maintenance, and empty months are part of owning rentals.

5. SKIPPING PROPER DUE DILIGENCE. Inspections, title, insurance, and property research can uncover expensive problems before you own them.

6. CHOOSING THE WRONG LOCATION. A great house in an area with weak rental demand can still be a bad investment.

7. BUYING WITHOUT A CLEAR PLAN. Know your strategy, financing, numbers, and exit options before you close.

Your first rental property does NOT need to be perfect.

Too many aspiring investors spend months—or even years—waiting for the perfect property, perfect market, perfect financing, or perfect moment to finally get started.

But your first deal isn’t supposed to be perfect. It’s supposed to help you learn.

Look for a property with solid fundamentals and numbers that make sense. Do your due diligence. Understand the risks. Then make an informed decision and start gaining real-world experience.

Every property teaches you something: how to analyze deals, manage renovations, work with tenants and contractors, solve problems, and become a better investor.

A good deal you actually buy can move you much further than the “perfect” deal you spend forever waiting for.

Progress creates experience. Experience creates confidence. And confidence helps you keep building.

Travel is good for the soul.

There’s something about stepping outside your everyday routine, experiencing a new place, meeting different people, and seeing the world through a different lens that just does something for you. It reminds you how big the world is, how much there is to learn, and how beautiful life can be when you slow down enough to experience it.

Years ago, I read The 4-Hour Workweek by Tim Ferriss, and it genuinely shifted my perspective on life. It challenged the idea that we’re supposed to spend the best years of our lives working, putting off the things we dream about, and waiting until retirement to finally start living.

Why do we treat travel, freedom, adventure, and enjoying life as rewards we have to earn someday? Why wait until we’re older to do the things that make us feel alive?

That book planted a seed in me: what if life wasn’t about waiting for the finish line, but creating a life you actually want to experience along the way?

Of course, we all have responsibilities, goals, and seasons that require sacrifice. But I believe there’s a way to make room for the things that fill your cup now, too.

For me, travel is about so much more than a destination. It’s about perspective, memories, connection, growth, and those moments that remind you you’re really living. It’s about collecting experiences instead of constantly postponing them for a future that isn’t guaranteed.

Because the goal isn’t just to retire one day and finally enjoy life. The goal is to build a life you don’t have to keep putting on hold.

Don’t wait until someday to start living the life you dream about.
