Being a general contractor comes with its perks.

Every day we’re on site, we get to interact with expert craftspeople and artisans who take pride in every stroke of their palette knife. For this project overlooking Lake Shore Drive, @m.viamontes_arch brought in @chicagoornamentalplastering to realize this inventive medallion design.

Working on historical homes is a balancing act between preserving original details and bringing a space into a new age.

The bones of this staircase were in great condition, but our priority was making sure it was safe and up to code before the young family moved in.

Swipe to see the carpentry work we put into these stairs.

We’ve got big news! Ratia Construction has been included in Architectural Digest’s 2025 AD PRO Directory (and we’re the first general contractor and builder from Chicago to be included!)

Since renovating and designing his own historical home (pictured), Kiril has forged a path for Ratia Construction by partnering with some of Illinois’ top designers and architects. We’re proud to have a legacy of building luxury homes that last, and we’re just getting started.

Thinking of renovating a vintage condo, historic town house, landmarked building or even a modern apartment? We’d love to be a part of the history of your home and help bring its story to light.

Before and after of a pretty kitchen renovation in Lincoln Park with @ratiaconstruction. The original range wall felt a bit underwhelming so we reimagined the elevation, turning it into a focal point that anchors the entire space. #coreylohmanndesign

Home remodels can be overwhelming. There are, without exaggerating, thousands of decisions homeowners have to make.

We feel strongly that homeowners should not bear the weight of making these decisions alone. It’s one of the reasons why we require homeowners to engage an interior design and architect on certain projects.

For us to price projects accurately, we need material schedules and selections to be confirmed as early as possible so the estimates we provide reflect what is actually going into your home. Designers and architects know what we need and can help you narrow down chocies early on so your project can stay on track.

Planning a remodel in Chicago and don’t know where to start? We’d be happy to send over some interior designer recommendations and get the conversation started. taken in North Center, Chicago, Illinois by @ratiaconstruction

The factory settings of older homes include quirky layouts, unconventional angles, and charming moments designed for a slower pace of life.

One of the reasons we enjoy working on older homes is seeing how designers and homeowners address the idiosyncratic spaces.

Do walls need to be moved?
Should the purpose of a space change?
Would little updates make a meaningful change?
Or is it perfect how it is?

In this 1866 Victorian home, the designer and homeowner concluded that there was something inherently perfect about this attic reading nook but a few cosmetic updates to the floors, walls and trim would bring it all together.

We have high standards of what makes a wall worthy of being painted.

We won’t consider painting a wall until it’s been
- patched with multiple layers of plaster
- sanded with a fine grit sandpaper
- and primed with even brush and roller strokes

We’re firm believers in doing the prep work right the first time. That way, when all the blue tape is peeled away and drop cloths removed, the only thing you’ll be left thinking about is how beautifully the color works in your space. taken in Ravenswood, Chicago by @ratiaconstruction

The geometry of a well-designed space is undeniably satisfying.

Also satisfying is knowing that the plumbing behind the walls, the waterproofing under the shower floor, and the seal on every tile is going to last for years to come.

We don’t always make gutter systems out of duct tape, but when we do - we make sure they work.

On larger projects where we have the interior of a home partially exposed, heavy rains or winter storms can cause a great deal of damage in a very short time. And this week in Chicago we’ve had a lot of rain.

When particular situations where short-term set-ups require quick thinking, we will mobilize just as fast to do whatever it takes to stay ahead of damage and keep projects on time. taken in Chicago, IL by @ratiaconstruction

Construction is our trade, but did you know that many of our team members have backgrounds in interior design and architecture?

We have former architects, interior designers, owners representatives, decorative finishers, teachers of the trades and a soon-to-be-architecture-graduate on our office team. So while design and architecture are not formal services we offer, we have expertise that enhances our partnerships with firms who do specialize in those fields.

A few of our team stopped by @luxemagazine's Design Chicago soiree to soak up some of the industry's latest trends and connect with the collaborators who are so integral to the work we do.

Great to catch up with the teams from @tmsupply, @oscarisberianrugs and @selectsurfaceschicago. And wonderful to meet some new designers and suppliers as well– if we missed you, we'd love to be in touch! by @ratiaconstruction

Hardwood flooring replacements in downtown condos and apartments can seem complicated.

And, they are.

But we’ve done our fair share of them. And they are without a doubt one of the most transformative changes you can make to a high-rise unit.

If you’re considering refinishing existing floors, replacing hardwood floors, or swapping out any other floor type in your Chicago-area home – let’s be in touch. A newly finished white oak floor and trim that blends into it. taken in Streeterville, Chicago by @ratiaconstruction

If you own a home in Chicago, here’s a checklist of essential maintenance tasks for the fall:

-

It can be overwhelming to stare down the barrel of tasks like these. How many calls will you have to make, how much vetting will you have to do, much coordination will it all take? That’s where we come in as a general contractor.

Let us know what’s on your to-do list, and we’ll get it done

 1. Swap out or clean your filters.
There are more than dozen filters around your home you ought to routinely change or wash. Changing your furnace filter going into the cooler months is a necessity.

2. Clear out your gutters.
This is important to keep an eye on throughout the fall to ensure any build up of leaves is out of dodge by the time snowfall starts accumulating on roofs.

3. Test your sump pump.
Make sure this essential system in your basement or crawl space works before heavy fall storms and later on, thawing snow, doesn’t lead to flooding when the battery unexpectedly fails.

4. Check your radiators before they turn on.
If you have radiators, check for leaks, clean the vents and consider preemptively bleeding them if you have hydronic radiators.

5. Call in a chimney sweep.
Working fireplaces come with working chimney flues. Every time you have a fire, more chemicals build up, requiring a seasonal deep clean before cozy season kicks off.
