South End Charlotte doesn’t do quiet nights. 🍻🚈

Breweries on every block, the light rail dropping you steps from your door, patios packed on a random Tuesday – this neighborhood has more energy per square foot than anywhere else in Charlotte. 🏙️✨

I show buyers South End when they tell me they want “walkable” and watch their whole plan change. New builds, converted mill lofts, rooftop views of the skyline – it’s a different pace of living. 🌆🔑

You can tell a lot about a neighborhood by how seriously it takes Halloween 🎃

I live in Sedgefield, and this time of year is exactly why. Every walk right now turns into a decoration tour, porches dressed up under all those big oak trees, and it’s honestly my favorite stretch of the year to be out here.

This is the stuff that never makes it into a listing photo but it’s a huge part of why people end up staying in this neighborhood for decades.

My favorite restaurant isn’t a secret anymore 🍷

Barcelona Wine Bar in South End is the one I actually recommend when people ask me where to eat. Tapas, a wine list that doesn’t take itself too seriously, and it’s the kind of spot that makes you want to live in the neighborhood.

That’s half of why I love selling Sedgefield steps from South End. Good restaurant, good walk, good block, and suddenly a listing sells itself.

I've had this exact conversation with buyers all year. Here's the same $1.5M Charlotte home, two different markets.

2021: Listed at $1.5M, 8 offers, you win at $1.6M. 20% down, 3% rate, about $5,400/mo principal and interest. Waived inspection, no leverage.

Today: Same house, $1.5M list, you negotiate to $1.425M with repairs on the table. 20% down at about 7.25%, roughly $7,800/mo.

Yes, the payment is higher today. But you're $175K lower on price, with real inspections and real negotiating power. You can refinance a rate later — you can never refinance the price you paid.
