A beautiful home is only part of the picture. What surrounds the property matters just as much as what’s inside.

Before you fall in love with a house, here are 8 things worth investigating:

1. Hurricane Evacuation Zones
Know your evacuation zone and understand how major storms could affect your evacuation plans.

2. Flood Zones
Flood designations can affect insurance requirements, premiums, and your overall cost of ownership.

3. Flight Paths
Aircraft noise may not be noticeable during a short showing. Research nearby airports and flight activity.

4. Sewage Lines
Check the location of underground sewer infrastructure and whether utility easements could affect future improvements. Water and sewer service-area maps alone do not show individual sewer lines.

5. Power Lines
Nearby transmission lines and utility easements may affect views, future improvements, and resale appeal.

6. Residential Zoning
Planning to add a guesthouse, build an addition, or make other improvements? Verify what local zoning regulations permit.

7. Easements
Utility companies, neighbors, or other parties may have legal rights to use certain portions of a property.

8. Historic Sites
Properties within designated historic districts or individually designated historic properties may have additional renovation restrictions.

A home can check every box and still have important details worth researching.

🌴 5 things we don’t do in South Florida during winter that make life here a little different.

1. Shovel snow ❄️
No scraping ice off windshields, clearing driveways, or digging out the car before work.

2. Close our pools for the winter 🏊
While northern homeowners are covering their pools, we’re still enjoying ours. Some of us just turn up the heater!

3. Pack away our flip-flops 🩴
Shorts, sandals, and sunglasses stay in rotation. Although we might grab a sweater when temperatures dip below 70°.

4. Put away our patio furniture ☀️
Outdoor dining, morning coffee, and relaxing on the patio are part of our lifestyle throughout the year.

5. Count down the days until spring 🌴
We’re not waiting for warmer weather to start enjoying life outdoors.

And that’s what makes living in South Florida different.

It’s not just about escaping the cold. It’s about enjoying the sunshine, beach days, and an outdoor lifestyle almost all year long.

Of course, we have our occasional cold fronts and unpredictable Florida weather. But winter here is a completely different experience.

The house looked beautiful. Fresh paint, clean white walls, and everything appeared move-in ready. 🏡

But just one week after closing, the buyers noticed something strange.

An unusual smell coming from the primary bedroom and bathroom.

At first, they thought it was a plumbing drain. They cleaned it, but the smell wouldn’t go away.

Then they noticed something near the bathroom ceiling.

The fresh paint was starting to bubble.

When a small section of paint was removed, mold was reportedly discovered underneath.

Further investigation revealed moisture damage from a plumbing leak that may have existed long before closing.

The estimated cost of repairs? $15,000. 😳

Here’s why I’m sharing this story.

Fresh paint isn’t necessarily a red flag. Many sellers paint before listing, and there’s absolutely nothing wrong with that.

But when you’re buying a home, it’s important to look beyond the beautiful finishes.

🔎 Unusual or musty odors
🔎 Bubbling, peeling, or discolored paint
🔎 Water stains around ceilings and baseboards
🔎 Soft drywall or signs of previous repairs
🔎 Freshly painted areas that deserve a closer look

And here’s something buyers should understand: Even a professional home inspection may not uncover every hidden problem.

That’s why it’s worth discussing moisture testing with your inspector, especially when something doesn’t look or smell right.

A home can look perfectly maintained on the surface and still have expensive problems hiding underneath.

The goal isn’t to scare buyers. It’s to help them make informed decisions before closing.
