Fall begins today! Don’t forget to put in the skylights. Your low energy bill will thank you each month. It lessens the use for turning on your lights in your home. Invest in them now so you don’t have to pay more later. #energy #skylights #energyefficienthomes by @restoringbaltimore

There’s a story behind every kitchen that is renovated from a 10-year old vacant home. With no ceiling above and half of a floor and electrical non existent a total rehabilitation had to happen.

We did this in a historic CHAP district which would freeze the taxes in the current tax assessment so that it did not rise in after value once re appraised and the renovation completed. A savings of almost $3,000 every year!

Adhering to guidelines drives the price of renovation up so only the ambitious, energy conscious and wealth building developer will take on more money to help the future buyer.

So unpack:
Only wood floor - No luxury vinyl
Exterior paint must be approved
Must use original wood windows, not vinyl

We always use energy efficiency in every home so skylights, dawn to dusk lighting on the exterior- front and back, led lighting throughout, energy star appliances.

The kitchen, yes the kitchen being small but mighty inspirational moment was the farm sink! Once you have one you never go back. It is the star of the show — all 33inches ! At first I was scared, but pushed through to the finish line. My partner said wow that’s big and even the contractor said it will cost more to install it.

We included a pantry across from the refrigerator to house your food along with a counter island and stools. The gas stove was a must with the sink for the future cook who i imagined would buy the house. Top and bottom cabinets with wood floating shelves. And who doesn’t love the art in the room 🌻

Incidentally we planted sunflowers after redoing the backyard while waiting for gas service to the house. They came up just in time for the Open House! Our realtor @kimaflowersrealtor Kim said “nice touch”. The house was sold under 60 days.

According to the buyers sister, he said she still loves it!!! More to come 😊😎 #kitchen #kitchenremodel #baltimore #historic by @restoringbaltimore

Taking the old tin ceiling and recreating it into the design at the Bethel Empowerment and Wellness Center. We had the contractor set aside some of the tin so we can use a sustainable solution to design - reduce, reuse, and recycle. In that, when you look above the mantle you will find some of the mixed with the new. #reuse #bmore #baltimore @jonetwork @bethel_amec_baltimore by @restoringbaltimore
