Helping people make serious profits from small-scale property development
POSTS STORIES REELS
This rural barn is set to become one of three brand new homes in the countryside. It’s a great example of small-scale property development and the potential of barn conversions when developers learn to see beyond what a building looks like today. For aspiring property developers, that’s one of the key skills: spotting value in overlooked buildings, understanding what can be created, and then bringing the right team together to deliver it. This is one of the property development projects our students are working on right now, using Permitted Development Rights. #propertydevelopment #barnconversion #ukproperty by @ritchieclapson
What a brilliant day at the National Landlord Investment Show on Wednesday! Absolutely loved being there supporting our friends at Property CEO, Ritchie Clapson and the team! We caught up with SO many industry friends, had some great conversations and met lots of new faces along the way. I also loved being part of the Developer Live panel talking all things development funding! Such a great discussion, with some fab questions from the audience. Always love getting involved in these conversations, sharing experiences and hearing different perspectives on what’s happening in the market. A huge thank you to Ritchie and the team for having us along. We had the best day! Huge thanks to VIBE’s Senior Specialist Broker George for being there on the stand with me 💜 Also to Tammy for coming up & we had our Women Shaping Property banner & branding! ♄ Kx #PropertyInvesting #PropertyCEO #DevelopmentFinance #SpecialistFinance #UKProperty by @ritchieclapson
From police detective to property developer. It’s great to see our former student, Sam Beddoe, featured in the latest issue of YPN Magazine, telling the story of one of her development projects. Sam bought a neglected office building in Alton for around £500,000 and converted the upper floors into four residential flats, while retaining the commercial unit below. It wasn’t without its challenges - But the completed development was ultimately valued at £1.4 million, allowing Sam to refinance, repay her investors and retain an income-producing asset. And Sam’s journey with propertyCEO has come full circle too, she now helps support our students as an Accountability Coach. These photos are from one of Ritchie's early visits to the site, before the transformation was complete. If you want to see how it turned out, the full case study is featured in the October issue of YPN Magazine. #PropertyDevelopment #SmallScaleDevelopment #CommercialToResidential #PropertyDeveloper #propertyCEO by @ritchieclapson
An October site visit to one of our students’ latest barn conversion projects. 🍂 These derelict barns have secured Class Q approval and will be transformed into luxury homes overlooking some pretty spectacular countryside. Even better, the two developers behind the project met through propertyCEO and are now working together as a joint venture. Barns, autumn views, a site walkthrough
and the obligatory cuppa afterwards. ☕ We’ll be following this project as it takes shape. #PropertyDevelopment #BarnConversion #ClassQ #PermittedDevelopment #SmallScaleDevelopment PropertyDeveloper UKProperty by @ritchieclapson

One day over the loan term. A £50,000 penalty. It’s an extreme example, but it makes an important point: with development finance, the headline interest rate is only part of the picture. The small print matters. The fees matter. And choosing the right broker and lender can become especially important when a project doesn’t go exactly to plan. In the latest episode of our Development Funding Series, propertyCEO co-founder, Ritchie Clapson, and Tyler Burnip from DNA Financial Solutions discuss the funding mistakes that can turn a good property development deal into a costly problem. The full webinar recording is now available to watch now on our YouTube channel. #propertydevelopment #propertyinvestment #developmentfunding by @ritchieclapson
Landlords and property investors - could your next opportunity be in small-scale property development? At Property Developer Live at the @landlordinvestmentshow in London, I'll be chairing a full day of talks and panels dedicated to property development. One of the panels will bring together five developers who have come through propertyCEO’s training to talk about their journeys into development: Barbara Walsh MSc FCIPD and Danny Tuckwood (Bardan Property), Filomena Fontana (Lucania Projects), Simon Boyden (TRB Projects) and Jo Balston (New Light Property). Jo and Simon are the developers behind the project I’m standing at here - a rural barn being transformed into three luxury homes using Permitted Development Rights. We’ll also have: - a funding panel, featuring Kim McGinley (VIBE Finance) and Tyler Burnip (DNA Financial Solutions) - a professional panel, featuring Colin Smith (GoPlanner), Dan Stiles (Syndicate Property Development) and Tony Power (Empowerment Legal Consultancy). Together, the sessions cover the full development journey, from spotting the opportunity and raising the finance to delivering the project. Join us at Old Billingsgate, London on Wednesday 28th October, tickets are free. #propertyinvestment #landlord #propertydeveloper #ukproperty by @ritchieclapson

Do high interest rates really matter in property development? đŸ—ïžđŸ’· Higher borrowing costs don't necessarily mean a bad deal. In fact, they could create MORE opportunities for developers. Richie Clapson and I discuss interest rates, development finance and why cash flow is king in the latest episode of Property Unfiltered. đŸŽ„ Watch now on YouTube, linked in bio #PropertyDevelopment #UKProperty #PropertyInvesting #PropertyFinance by @ritchieclapson
Would you put all your available cash into one property development? It might help fund that project. But what happens when the next good opportunity comes along? Ritchie explains why he encourages developers to keep some money back and utilise funding, so they have options when another deal presents itself. It’s about thinking beyond your current project and how you’ll fund the next one. How can you borrow more for your next property development? Straight from the studio, Ritchie shares what’s covered in the latest episode of The Development Funding Series with Adam McGhee of Mogul and DNA Financial Solutions. This time, they explore what determines how much you can borrow, what lenders look for and how different funding options could help your own cash go further. Watch the full episode on the propertyCEO YouTube channel - and subscribe for future episodes. #PropertyDevelopment #DevelopmentFinance #PropertyFunding by @ritchieclapson
Planning permission doesn’t necessarily mean you can actually build it. You could have permission for a development, only to discover that part of the land, access or visibility splay you need isn’t actually yours. It sounds basic, but these are the details that can turn a good-looking development into a very expensive mistake. Due diligence is everything. đŸŽ„ We discuss this and plenty more of the costly mistakes developers make in the latest episode of Clapson & Howard: Property Unfiltered, out now on YouTube, link in bio. #PropertyDevelopment #PropertyDeveloper #PlanningPermission #DueDiligence #UKProperty by @ritchieclapson
