Life doesn’t always go according to plan, but nothing could have possibly prepared us for our beautiful, happy, vibrant two year old daughter being diagnosed with cancer.
.
The last week has been an unimaginable whirlwind after an ER visit turned into a very sudden diagnosis of B Cell Acute Lymphoblastic Leukemia, a rare blood cancer, but the most common type of childhood cancer. We are in week one of two to three years worth of treatments, but we are taking it one step at a time and will do everything we can to make sure our girl beats cancer with flying colors (preferably in shades of purple if it’s up to Viv 💜). We’ll be at @uhrainbow in great hands for the next few weeks with a goal of this first phase of treatment getting her body into a remission state.

While we are certainly battling many emotions while we continue to process all of this, we will fight alongside Viv with a warrior spirit, and we hope our friends and family will support us with fierce positivity and prayers as we navigate this new reality.

We are hopeful for the best possible outcome and confident that Viviana will be blessed with a long, happy, healthy, and cancer-free life ahead. 💛 by @rk_g

Dear 2025,
.
One year ago I sat on my couch, in our rented townhouse, far away from “home,” after a year where our life was turned upside down. A year where health, wealth, and career all took major steps back. It felt like the walls, and life itself, was collapsing. Instead of being resentful, I wrote a post and I thanked 2024. I chose faith in God, and His plan, believing that the best was yet to come.

1 year later im sitting in our beautiful home that we purchased in Scottsdale AZ, a place that now truly feels like home, next to my wife Alissa, who earned the title of Mrs Arizona 2025 and competed at Mrs. America, with our daughter who is thriving during the last phase of her Cancer treatments 🙏🏼 We live down the street from my parents and my brother, who have also set up roots here in AZ after we all lived in different states for 18 years. I completed Live Hard + 75 Hard again. My personal business is thriving - closing nearly $25MM in loans last year, mostly from incredible realtor partners, friends, and past clients who trusted me with their circle. I’m so thankful to be in business with some of my now closest friends where, through adversity, we closed nearly $200,000,000 in loan volume in 2025, with goals (and a plan) to double that in 2026. I’m unconditionally grateful to the family, friends, and partners who supported Alissa and I both in business and personally. There are too many to name personally - you know who you are. Your support through some of the darkest days will never be forgotten. You are my tribe. From the bottom of my heart, thank you 🙏🏼

Walking into 2026, I am feeling more fulfilled than ever, personally and professionally. I am a living, breathing example that facing unimaginable adversity, having faith in God and His plan, and taking positive action - even small action - every single day, without giving up, really does make you stronger. If that’s you right now, keep showing up. Your best days are still ahead.

Dear 2024,
.
You were the hardest year of my life. Thank you. You taught me lessons that I will keep with me the rest of me life. When my mother had an aortic aneurysm/open heart surgery, you showed me strength of a calm confident smile in the face of significant challenge. You showed me how a strong man handles a major setback when Alissas step father had a heart attack/triple bypass. You pulled back the blinders I had on and cut my chains when I abruptly parted ways with Rocket Mortgage after 12 years. Then, when Viviana was diagnosed with Cancer, you showed me what true and absolute helplessness, pain, and heartbreak felt like. In that, you taught me how to cherish and appreciate the small priceless moments that we so often overlook. The strength and attitude I see in Viviana will inspire me for the rest of my days. We spent more nights in the hospital than I care to remember - that taught us to appreciate life at home. You showed me the example of a strong father, a loving mother, and incredible brother who would go to the ends of the earth for their family. You showed me the immense love and support we had from friends and family near and far. You also showed me the true meaning of mental toughness and discipline as I completed 75HARD, Phase 1 & 2 of the Live Hard program despite all of the pain and chaos. You brought me closer to my faith and showed me that God has a Divine plan. 2024, you also gave us permission to take a risk and move to Arizona and work with some of my now closest and most trusted friends. You showed me the unconditional love of a mother seeing how Alissa held herself with poise, fierce strength, and sheer will in the face of unimaginable adversity. You brought Alissa and I closer, more connected, and more in love that ever before. 2024, you also brought our family together in AZ after 18 years in different states. You showed me that the best things are on the other side of not giving up, even in the darkest times - That you can’t choose what happens to you, but you can choose the lens in which you see it through, and how you respond.

2024, you were a life changing year that I will never forget.

The Fed raised rates 25 bps today - but that does not automatically mean mortgage rates went up 📈

• The Fed controls the Federal Funds Rate
• Mortgage rates are more closely tied to the bond market
• The 10-year Treasury is a major indicator we watch
• The 10-year moves on expectations - not just announcements. Think like a prediction market.
• A lot of today’s Fed move was expected which is why we’ve seen the 10 year —> mortgage rates increase over the past few weeks.
• Mortgage rates can stay flat - or even improve - after a Fed hike.

The major thing bond traders will be listening to is the commentary to give them a guide on expectations over the next few months.

Headline: Fed raised rates.
