Sometimes you don’t need another market update. You need a real conversation.

Haylie, Ryan and I sat down in our studio to talk about what agents are actually feeling right now, what to do when you feel stuck, and how to keep moving forward in a changing market.

Between the three of us, there’s 50+ years of industry experience at this table, and if there’s one thing we want agents to know, it’s this: lean on us.

Ask the questions. Talk through the hard stuff. Use us as a resource.

You don’t have to figure this market out alone. taken in Mission Valley by @rlipsey

Most agents are waiting for divorce listings to hit the market.

But what if you found the opportunity before the house was ever listed?

If you know a property may be involved in a divorce, you can reach out to the attorneys involved and say:

“I may have a buyer for your client’s property.”

No open house.
No sign in the yard.
No neighbors asking questions.
No months of public marketing.

Just a potential buyer, a motivated situation, and a direct path to escrow.

And honestly, there are plenty of homeowners who would rather quietly move on than have their entire neighborhood know they’re getting divorced.

Sometimes the best listing opportunity is the one that never becomes a listing.

Who actually owns your home when you have a mortgage? 🏠

You do. Your lender is on the property as a lienholder, not as a co-owner.

But there’s an important California-specific detail: if you stop making your mortgage payments, the lender’s primary remedy is generally foreclosure.

Understanding how title, liens, and your mortgage actually work can save you a lot of confusion when buying a home.

We know. People don’t like to make calls.

But after 26 years in real estate, there’s one thing we keep seeing: the agents who consistently have deals are the ones who consistently fill their own pipeline.

They don’t have to sit around waiting for Zillow or Realtor.com to send the next lead. They create their own opportunities.

📞 Call your sphere
🚪 Door knock
🏢 Go business to business
🤝 Build relationships with local business owners, CPAs, and tax professionals
🏡 Get your listings in front of people in your farm

It may not be the most comfortable way to prospect, but it works.

Stop waiting for the pipeline to fill itself. Go fill it. taken in Ryan Lipsey Team by @rlipsey

🏡 What happens to your parents’ home when they pass away?

If the property is properly held in a trust, the process of transferring or selling the home can be much more straightforward.

Without a trust, families may face probate, delays, legal expenses, and disagreements over what happens to the property.

A trust isn’t just about avoiding probate. Think of it as an instruction manual for your assets when you’re no longer here.

If your parents own a home, it’s worth knowing how that property is titled before you ever need to deal with it.

Estate-planning rules vary by situation and state, so talk with an estate-planning attorney about your specific circumstances. taken in Ryan Lipsey Team by @rlipsey
