JUST SOLD | 36 Berlamo, Rancho Santa Margarita – Orange County 🏡 $1,525,000 | Full Asking Price | 2 Days on Market | Represented Buyer & Seller This was a special one and a great example of why the work done before a home hits the market can make all the difference. Before listing, I launched a targeted pre-marketing campaign using neighborhood text outreach and paid local social media ads. That campaign connected me with a family just a couple miles down the road who were casually looking to upsize. After showing them the property, I helped them submit a full-price offer before we even hit the market. After just 2 days of showings, my sellers chose to accept that original offer! But getting into escrow was only half the battle. Just one day before our scheduled closing, issues with the buyers’ original lender put the transaction at risk. Rather than wait and hope for the best, I worked closely with both families, coordinated an alternative financing solution with a new lender, and navigated the negotiations and extensions needed to keep the deal together.
