First Light from the air, at the hour it was named for.

Aaron sent the drone up at the end of the day and let it run: the tower over Belltown, the pool deck hanging off the 47th floor, the Needle and the skyline behind it. No script. Just the building and the light.

This is what the address looks like from the outside. The inside is your call.

I call this the barbershop.

It was a plain garage in Glendale. We painted it black, coated the floor, and hung the same hex LED lights I had seen in two barbershops. A few days of work, and the room people used to walk through became the room they stop in.

Behind the scenes on the Glendale makeover with @iconrealestategroup. The full before and after is coming in three parts. Stay tuned. 😉

"Honest, trustworthy and full of integrity."

Lance put it better than I could. That is the whole standard: tell people the truth about their home, their price and their timing, and earn the next call.

The question I get more than any other is what should I do to get my house ready to sell. The honest answer is call me and let's walk it, because every house is different. The shortcut is paint.

Walls and ceilings in a clean neutral white. Alabaster White is my go to. This house had earth tones in every room, browns, taupes, even a burnt red, and now it reads as one bright blank canvas. That is what buyers want to see in today's market, a house they can picture their own things in, not somebody else's choices.

Paint is the cheapest big change you can make before you list, and it is the one that shows up in every photo. If you are thinking about selling, message me and I will tell you where the paint goes first.

Removing barriers is the key to unlocking opportunity.

For years I watched sellers leave money on the table, and it was never the house. No money for the right repairs. No time to manage contractors. No idea which improvements would pay back.

So when something didn't exist, I created it. The Premier Listing Program: up to $100,000 in renovation, interest free, repaid at closing. You approve the vision. We handle every detail.

Pending in Auburn.

This one did not sit. Tall ceilings, a renovated kitchen that opens straight onto the deck, a hot tub that stays, and eighteen years of the same owners looking after it. Buyers can tell when a house has been cared for, and they move on it.

If you are thinking about selling on the West Hill, or anywhere in South King County, this is what a well prepared listing does. Message me and I will tell you what yours needs before it goes live.

Late light, soft furniture, and the Space Needle framed in the window like it was placed there on purpose.

Marble, low chairs, and a wall of glass on the 47th floor.

Over a billion dollars sold. Twenty-five years in.

1,500 and counting transactions across South and East King County, and I built, bought and developed on my own account long before I represented a client.

If you have a question about your home, the market, or what a project is worth, call me. (206) 501-9090. Love to help.

The pool is on the 47th floor. It also hangs off the side of the building.

First Light's Sky Pool cantilevers out over Third Avenue, so from the deck there is nothing under you but Belltown, and from the street you can look straight up at the bottom of it. Aaron put a drone over it so you can see both at once.

This is the living room. Every residence in the building gets it.
