If you are comfortable with the payment and happy with the home, then you are in an amazing spot.

With a fixed rate mortgage, the only place your monthly payment is going is down.

While this sucks, we are still down 1.35% from the 8.03% average on October 19th, 2023

Looking at the glass half full we’re doing a lot better today!

The average 30-year fixed mortgage has gone up 0.53% since the Fed cut rates.

With interest rates being at an almost TWO YEAR low this past month, there were hundreds of thousands of people who had an amazing opportunity to take in some savings and refinance to a lower rate at no cost.

With the media headlines and misinformation online claiming Fed rate cuts lead to lower rates, many people decided to wait on refinancing, thinking that rates could drop just a little bit lower.

Often times with hundreds of dollars of potential savings every month.

In the 90s, the most recent series of rate cuts that didn’t involve an emergency like 2008 or 2020 resulted in rates going up directly after the fed rate cut.

Many times consumers had to wait years until rates truly went lower, except in 1994/95 where consumers only had to wait 5 months before mortgage rates got back to the pre-Fed rate cut levels.

It is never worth gambling on pennies; take the dollar!!

Some of you may have seen this headline recently ā€œMortgage Brokers save consumers an average of $10,662 compared to retailā€

Well, I might have had something to do with that.

I believe that all channels, banks, retail, and broker are good with a great loan officer. But having options as a broker is the cherry on top.

We had a client recently who was purchasing a condo and we decided to compete on price and take the loan to a lender who we were not that familiar with. Turns out this lenders condo approval department was abysmal and would not close on the loan.

We then had to quickly take them to another lender and closed in 9 calendar days. The original lender that had the cheapest pricing also happens to have a massive retail department. So if a consumer went to them directly they would not have been able to switch lenders like we did as a broker. That would of resulted in a battle for the $21,000 earnest deposit the buyer put down (NOT GOOD).

So at the end of the day price is just a good marketing piece but it’s not the whole picture. You want someone who can close on the home you want in a timely fashion. That is what matters. by @ryanjforman

If you purchased anytime in the last two years, I would be planning to refinance 2-3 times over the next 24 months (if we’re lucky).

Additionally, if you’re waiting to purchase a house because of the rate cut, don’t. This rate cut is already priced in and we likely won’t see crazy movements. The crazy movement has already been happening the last couple of months as the market predicts these rates.

With a comfortable payment at a fixed rate… your interest rate & monthly payment only has one way to go, down.

It’s a simple supply and demand issue… they aren’t building enough houses and people need places to live.

You know what happens when someone sells their house? They usually buy another one.
