HOME CRASH 💥 : it takes 3 things, and all 3 have to hit at once 💥⁠ ⁠ Home values don't crash because a market feels slow.⁠ ⁠ It takes 3 things, and all 3 have to hit at once.⁠ ⁠ One. Way too many homes for sale.⁠ ⁠ Two. Almost no buyers.⁠ ⁠ Three. Sellers who have no choice but to sell.⁠ ⁠ Orange County has exactly one of those right now. Low demand.⁠ ⁠ Supply? 4,952 homes. A third of what we had in 2007.⁠ ⁠ And sellers who must sell, they barely exist. 25 foreclosures and short sales have closed here, through August.⁠ ⁠ In 2009 that number was 13,008.⁠ ⁠ One ingredient out of 3 isn't a crash.
