HOME CRASH 💥 : it takes 3 things, and all 3 have to hit at once 💥

Home values don't crash because a market feels slow.

It takes 3 things, and all 3 have to hit at once.

One. Way too many homes for sale.

Two. Almost no buyers.

Three. Sellers who have no choice but to sell.

Orange County has exactly one of those right now. Low demand.

Supply? 4,952 homes. A third of what we had in 2007.

And sellers who must sell, they barely exist. 25 foreclosures and short sales have closed here, through August.

In 2009 that number was 13,008.

One ingredient out of 3 isn't a crash. It's a slower market with real negotiating room.

Which of the 3 were you actually worried about? Tell me in the comments. @sassyagent

Attended an amazing performance🌟at Grammy Museum

Love the beautiful & talented @tiarayray 🤩
Tia Ray won the Best Female Vocalist Award at the 15th Freshmusic Awards, becoming the first mainland Chinese singer to receive this honor. She seamlessly blend Chinese musical elements with traditional Western styles. #musicisuniversallanguage 🎶❤️🇨🇳🇺🇸

A home over 6 million in Orange County is taking 454 days to sell.

Luxury in Orange County means above 2.5 million. The top 10% of our market.

Luxury is taking 184 days to sell, up from 157 two weeks ago.

Sounds rough. But a year ago it was 187 days. Year over year, basically flat.

Now here's what nobody tells you. Luxury isn't one market. It's multiple tiers.

Between 2.5 and 4 million, 121 days.

4 to 6 million, 218 days.

Above 6 million? 454 days.

Same word. Completely different worlds.

Pricing a 3 million dollar home like it's a 7 million dollar home is how you sit for a year.

So what's your advantage as a seller? Knowing your tier before you pick your price.

Call me and let's prepare, strategize, and price it right.

Something just happened to mortgage rates that hasn’t happened since 2022. 😬

February, we were at 6%.

August, 6.75%.

Today, 7.5%.

Three quarters of a point. In 4 weeks.

Here’s what it did. Demand fell 8% in two weeks. 1,468 pending sales down to 1,349.

Biggest drop of the year. Slowest September Orange County has seen since 2007.

So if you’re buying, the competition just walked out of the room. 😉😜👏

And if you’re selling, the buyer looking at your house is doing very different math than they were a month ago.

Rates move. They always move. Our lives move with new changes. What matters is what you do while everyone else is frozen.

So where’s your opportunity? If you’re buying, it’s that nobody else is. 😉😜👏If you’re considering selling, all eyes on yours. 👀😍🏠DM me and I’ll help you navigate your home journey as seamlessly as possible. @sassyagent

Buyers pulled back from last year. Luxury buyers did the opposite.

8% fewer homes are going into escrow than a year ago. Blame higher rates.

Fewer buyers, slower market. Expected Market Time, how long to sell everything on the market at today's pace, not how long one house sits, is 101 days, up from 90 last year. Balanced, tilting toward buyers.

Above $2.5 million, it flips. Luxury escrows are up 16% from last year, with 15% fewer homes for sale.

That's why luxury sells faster than last year: 157 days of Expected Market Time, versus 215. Still slower than the county.

So what does this mean for you if you'd like to sell or buy today? Call me, let's map your move.
