Seven months ago I listed two little beach cottages on Oak Island. Today I’m a Superhost, and both cottages are Airbnb Guest Favorites. Steps to the Beach is in the top 5% of homes on Airbnb, and Beachside Cottage is in the top 10%. 66 reviews, 4.93 stars. 🏆

And we pulled that off despite:
🔥 The AC dying on two different Saturdays
💪 Portable window units going in, coming out, then going back in again
🧊 A fridge that quit mid-stay
🐜 Ants with zero respect for boundaries
💧 A leaky window
🐶 A wet dog smell that stayed three days, longer than some guests

Guests still left five stars. I’ll take it. 😅

This winter we’re making a few upgrades to make every stay even better. Can’t wait to show you what’s next!

A good manager will answer all five without flinching. A long pause on any of them is your answer.

Next Thursday at the Brunswick County REI Meetup, I’m doing a live pro forma teardown. It’s called Kill the Deal.

Here’s the idea. Every rental looks good on the sheet somebody hands you. The numbers add up because the person who built them wanted them to.

So we’re going to go through one line by line and try to break it. What’s missing, what’s rounded up, and what only works in July.

If the deal survives that, it might be a good one. Most don’t, and it’s cheaper to find out in a room than at a closing table.

Hey, if you own a short-term rental anywhere near the Gulf Coast, read this tonight. 👇

Hurricane Isaias is on its way, and while we’re thankful it’s not heading here to the East Coast, I keep thinking about what I’d be doing right now if it were:

1. **Message your guests TONIGHT.** A calm, honest note from their host beats a panicked cancellation every single time.

2. **Call your owners, don’t just text.** Tell them exactly what you’re doing to protect their property. They’ll remember who showed up.

3. **Walk every property with your phone camera before it hits.** Inside and out. Future you (and your insurance company) will thank you.

4. **Secure the outdoor stuff now.** Cushions, grills, anything that turns into a projectile.

5. **Know your cancellation policy cold,** and lead with empathy when guests start asking questions.

Buying a short-term rental? Inspect the roof. Check the plumbing. Then inspect the neighbors. 🏝️

Mine is Nick. He lives next door at the cottages and works as my unofficial handyman. His rate is 🍺.

Yesterday I walked into the cottage and caught him in the act. Dusting the high spots. Washing the mini split filters. Putting them back like a pro.

I never asked. He just did it.
