POSTS STORIES REELS TAGGED

Seven months ago I listed two little beach cottages on Oak Island. Today I’m a Superhost, and both cottages are Airbnb Guest Favorites. Steps to the Beach is in the top 5% of homes on Airbnb, and Beachside Cottage is in the top 10%. 66 reviews, 4.93 stars. 🏆

And we pulled that off despite:
🔥 The AC dying on two different Saturdays
💪 Portable window units going in, coming out, then going back in again
🧊 A fridge that quit mid-stay
🐜 Ants with zero respect for boundaries
💧 A leaky window
🐶 A wet dog smell that stayed three days, longer than some guests

Guests still left five stars. I’ll take it. 😅

This winter we’re making a few upgrades to make every stay even better. Can’t wait to show you what’s next!

Thank you to every guest (and pup) who’s stayed with us. 🐾

The Brunswick County REI Meetup is tomorrow.

Kill the Deal: a live pro forma teardown. I'm hosting, and I'm the one holding the red pen.

6 to 7pm at Crossroads Gathering Place, 128 Country Club Drive, Oak Island. Free.

If you own a rental, want to own one, or have a spreadsheet you're not sure you believe, come.

Comment "Sign me up!" and I'll send you the link.

Buying a short-term rental? Inspect the roof. Check the plumbing. Then inspect the neighbors. 🏝️

Mine is Nick. He lives next door at the cottages and works as my unofficial handyman. His rate is 🍺.

Yesterday I walked into the cottage and caught him in the act. Dusting the high spots. Washing the mini split filters. Putting them back like a pro.

I never asked. He just did it.

You can renovate a kitchen. You can't renovate a great neighbor.

Five things worth doing on this coast in September, now that you can actually park.

🎣 Surf fishing on Oak Island. Better in fall than in summer, and the town runs seminars.
🌅 The pier at sunset on any of the three islands.
🛶 Kayak the marsh behind Holden Beach in the morning.
🏖️ Walk the west end of Ocean Isle. Quiet in a way it simply is not in July.
💦 Southport for an afternoon.

If you own a rental here, most of this belongs in your guest guide.

It’s called the Short-Term Rental Loophole. If you materially participate in managing your STR, the IRS lets you treat the losses as non-passive. That means you can use depreciation to offset your W-2 income. Not just rental income, your actual paycheck.

Most landlords are stuck with passive activity loss rules. STR investors get a workaround, if they know the rules and document their hours.

I run two cottages here on Oak Island through @shoremoregetaways

This isn’t tax advice, talk to your CPA, but if nobody’s told you this loophole exists, that’s the real problem.

Comment LOOPHOLE and I’ll send you a link to book a call with me, or come ask about it at our next Brunswick County REI Meetup.

New business is up and running! Please follow, like, share! @shoremoregetaways

Hey! I’m Dawn.

I run Shore & More Getaways and I’m a licensed Realtor.

I have two rental properties on Oak Island.

The business is a boutique STR management company. Hands-off for owners. Hands-on for guests.

I keep the portfolio small on purpose. If I’m going to treat your home like my own, there’s only so much of me to go around.

Fully licensed. Local. Built on hospitality, not spreadsheets.

If your beach house on Oak Island isn’t working for you, Contact me.
