The California Developer’s Timeline to Cash Flow 💸

From breaking ground to first returns, every step matters. Here’s a look at the journey developers take to turn vision into revenue.👌🏼

▫️Phase 1: Lease out any existing rentable structures ASAP.

Remodel before leasing if necessary. It’s important to have some income while waiting for the permits to process.

▫️Phase 2: Once the permits are approved, start building out the rest of the lot.

This can happen anywhere from 6-18 months after purchasing the property. Give a discount to the tenants that are living on the property in existing dwellings (or evict them if existing structure needs to be torn down).

Once the construction is complete you are ready to lease out all of the units and have a fully stabilized, income producing property! 🙌🏼

Typical timeline to cash flow positive in California: 2-3 years from acquisition to stabilized cash flow!

Sneak peek of our new units coming to the market soon in Normal Heights and North Park!!
