Your next 48-hour escape, mapped out. 🌊 San Diego delivers on the sunshine and surf, but the best of the city goes way beyond the beach. From Pacific Beach to Bird Rock, we’re mapping out a little SoCal getaway — where to stay, where to eat, and what to explore while you’re here. Consider this your sign to book the trip, save the guide, and make a weekend out of it. And when it comes to where you stay? Closing out phase 2 of this project for our client @cashflowalexio Built 4 ADUs in the backyard of this unique lot on Baja Dr in the SDSU area. One thing that I like about building for Alexio is that he adds a little flavor to his units. I think the finishes came out pretty nice on this one. What do you think? #multifamilyrealestate #sdsu #adu #sandiego

This fully furnished 1-bed near Mission Bay is asking $3,995 a month for stays over 30 days. Why would the owner go this route instead of putting it on Airbnb or signing a 12 month lease? Long-term rentals are the most stable. You get 12 or more months of predictable income and lower day-to-day involvement. But they also tend to produce the lowest rent of the three options 💰 Short-term rentals can produce the highest income by far, but they take the most work. Guest communication, cleaning turnover, reviews, and constant management to keep occupancy and ratings high ✍️ Mid-term rentals sit in between. Tenants staying 30 days or more, often traveling nurses or remote professionals, will typically pay more than a long-term tenant would. There isn’t a massive tenant pool for mid-term rentals, but there’s also very little competing supply 📊 🏷️ This unit is trying that strategy out. Two blocks from Mission Bay, fully furnished, brand-new finishes, and priced at $3,995 a month with a 30-day minimum lease with @skylightrealty.sd Staying over 30 days means no short-term rental permit required. Furnishing the unit is the only major upfront cost. For an owner willing to spend on furniture and nicer finishes, that can sometimes make mid-term the smartest middle ground, real income upside without the operational grind of true short-term rentals. Follow for more San Diego real estate breakdowns 👍

Our Permits just got approved, we broke ground and have officially started construction on our development project here in San Diego. This permitting process has been a challenge and has taught us a lot so we are really excited to enter into the next phase of this development and get one step closer to accomplishing the goal that we set out to achieve. The lessons and skills that you are able to obtain taking a project like this on are priceless. We still have a long way to go but definitely grateful to be where we are at. Shout out to our partner Garrett and our construction team Reuter Group Inc who are helping us take this to the finish line. Let’s get to WORK!

Building ADUs or adding units in San Diego? Here’s the part nobody budgets for. When you attach new units to an existing structure, the city triggers full fire sprinklers in the old building too — even if tenants still live there. That means ceiling demo, insulation removal, sprinkler lines, inspections, full attic insulation… and a two-week tenant relocation to get it done right. Most builders don’t plan for it. Most investors don’t underwrite it. But the inspectors will require it. Do not ignore this scope. Plan it early. Budget it correctly. Execute it clean. #ADU #SanDiegoConstruction #MultifamilyDevelopment #ProjectManagerLife #FireSprinklers #ConstructionLogistics #sandiegobuilder
