Buying a home in LA right now? It’s not 2021.

If you lost out on bidding wars a few years ago, the market has shifted. Buyers have more room to negotiate again: repairs, credits toward closing costs, an inspection contingency you can actually use. Waiving everything isn’t the winning strategy in most of our market anymore.

That doesn’t mean every offer gets everything it asks for. It means a good offer strategy looks different than it did during the frenzy, and it’s worth building before you write anything.

Are you, or your parents, thinking about selling? Here’s the tax piece most people miss.
When you sell, you’re taxed on your profit, not the sale price. The first $250,000 of profit is tax free ($500,000 if you’re married and file jointly) as long as you’ve lived in the home for two of the last five years.
Here’s the part many homeowners don’t know: the money you spent on big projects gets added to what you originally paid. That’s your tax basis, and a higher basis means less profit to tax.
Examples that can count: a new roof, an addition, a kitchen remodel.

Before you list:
1. Dig out your receipts for the big projects
2. Find your closing papers from when you bought (if you can)
3. Sit down with your CPA to see what the tax would look like based on what your home could sell for today
I’m not a CPA and this isn’t tax advice. But if you’re curious what your home is worth, send me a message and I’ll prepare a home valuation for you.

If you have been in your house 20, 30, 40 years and aren’t sure whether to stay or sell then you’re not alone. I walked my mom and my aunt through this, homes they had lived in for 42 and 45 years. It was a life decision that happened to involve a house.

The questions that helped them reach the decision to sell were:
1. Can I maintain this house the way it needs to be maintained?
2. Does the layout still fit how I live now? The stairs, the upkeep, the distance to family.
3. If I sold today, where would the money and the freedom take me?

Those three answers told them more than any “should I sell” article will.

If you have sold a longtime home, or have gone through this with your parents, what questions did you ask before ultimately deciding to sell?

And yes, that is Blanche’s seatbelt in the passenger seat and she has a full on car seat in the back 😊

As everyone shifts into fall mode, here is what September looked like across Los Angeles. A few of these neighborhoods moved differently than you might expect. If you've been thinking about a move before the end of the year, now is a good time to start talking about it.

In the comments below, drop the neighborhood you're thinking about buying or selling in, and I'll tell you what I'm seeing 🏡

There's an empty six-acre office campus right next to the Culver Steps, and Culver City just took the first step toward buying it.

It's the old Sony Pictures Animation campus. Three buildings, about 198,000 sq ft and it's been vacant for years. Now, the city has an option to buy it for $103 million and until the end of February 2027 to decide. Nothing is bought yet. They're studying it, including public parking, recreation, jobs, and possibly affordable housing.

Look at what the Culver Steps did for downtown. How do you think more shops, public space, and activity here would impact the housing market in and around Culver City?

Sellers, do you have any idea what the payment will be for the person buying your house?

Take a $1 million home in Los Angeles. At today's average 30-year fixed rate (7.28%) with property taxes:
5% down: about $7,540 a month
10% down: about $7,200 a month
20% down: about $6,500 a month

That's before homeowners insurance and before mortgage insurance, so the real number can run higher.

Buyers aren't shopping by price. They're shopping by payment. It's worth knowing that number before you decide how to price your home.

Did you have any idea this is what buyers are paying? Comment below.

There are 26 open houses in Culver City today. 19 of them have been on the market for 3 weeks or more. 👀

That's single-family homes at every price point, from about $1M up to almost $5M.

If you've been waiting because of the interest rate, here's what I would think about. Can you comfortably afford the payment? If yes, go look. Write the offer. And ask for concessions.

Sellers who have been sitting for a few weeks are often more open to a real conversation. You have options right now, and more room to negotiate than you've had in a while.

Curious what's out there in your price range? Send me a message and I'll point you to the ones worth seeing.

The glamorous life of a Realtor. 😂
One day you’re taking in the view at a gorgeous new construction in Beverly Hills.

The next day you’re in a driveway digging in 105° heat looking for a sump pump that, as it turns out, does not exist. 🫠

All jokes aside, most of the Realtors I know are some of the hardest-working people I’ve ever met. There’s a whole lot that happens behind the scenes that no one ever sees. ❤️ taken in Los Angeles, California by @stroberhomes

A day trip out to the desert to show a property to my client. Joshua Tree is one of my favorite places, so a quick drive out here for the day was a welcome change of pace. Blanche came too and I think she loved the property just as much as my buyer 🌵

MAJOR perk of this house is how close it is to @lacopinekitchen which is even better than people say it is. by @stroberhomes
