Two steps forward. Three steps back. Some days, that’s exactly how it feels.

Taking a loss doesn’t mean you’ve failed. It means something didn’t go your way. Get up, brush yourself off, take the lesson and keep moving. 💪

Aim to improve by just 1% every day. Make the call. Learn something new. Finish that job you’ve been putting off. It doesn’t have to be massive. It just has to move you forward.

Small steps might not look impressive at first, but they add up. They build confidence, discipline and momentum. Eventually, the things you once found difficult become part of your routine.

And don’t spend your whole life waiting for the perfect plan.

While one person is still trying to work out how to build a mountain, another is laying one stone. Then another. Then another.

Neither started with a mountain. But only one started building. 🏔️

Plan enough to take the next step. Learn as you go. Adjust when you need to. Rest when you need to. Just don’t mistake a setback for the end of your story.

I take losses. I don’t fail. Because I keep getting back up. 🔥

Five days of refurb… and who breaks first still has to be settled with rock, paper, scissors 😂✊✋✌️🎱

After five hard days getting this house ready to go on the market as serviced accommodation, we finally got a moment to stop, have a drink and enjoy a game of pool.

Being able to travel around the country, pop into one of our units and share moments like this with my business partner feels good. Especially when we’ve seen the work that’s gone into getting it ready.

There are long days, setbacks and plenty of graft along the way. But this little breather is a reminder of why we’re doing it: building a business that gives us more choice over where we are, how we spend our days and who we spend them with.

That’s what financial freedom means to me. Having more of the most precious thing we’ve got: time. 🙌

We’re still on that road, and moments like this make the journey worth enjoying.

What would you do with more freedom over your time? 👇

Hi everyone, hope you’re all okay!

We’re looking to help more property owners generate bookings through AM Management, offering nationwide Airbnb and serviced accommodation management for just 10%.

I have properties 3 of my own that made £5,000 in August. Shortly afterwards, we secured over £60,000.00 worth of bookings in less than a week across the properties we manage.

We have experience managing and operating serviced accommodation, and specialise in long-term bookings for contractors, relocators and business guests.

Our service is completely hands-off for you. We handle bookings, guest messages, pricing, cleaners, linen arrangements, restocking consumables and coordinating maintenance callouts. You receive your payout at the start of each month while we take care of the day-to-day work.

Whether you’re self-managing, already have a manager and want to explore your options, or are buying your first property, we’d be happy to have a chat.

If you’re a deal sourcer, we can support your buyers with management and help get their properties ready and operating. We also offer a referral fee for every property we successfully take on through you, and we’re keen to build long-term relationships.

Interested, or know someone who could benefit? Message me on WhatsApp: 07727842019

In Cambridge yesterday at @willinghamhousehotel , @samuelleeds Hotel for the Leaders Networking Event. 🤝📈

Being an Inner Circle Leader gives me the opportunity to help other people, give back and share what I’m learning — but it also helps me grow. It builds trust, gives me leverage and puts me in rooms with some incredible people.

Yesterday wasn’t about selling.

It was about building connections, strengthening friendships and creating genuine relationships.

I’ve also been asked to speak at a couple of events now as a spotlight speaker, which is something I’m going to be acting on very shortly. 🎤

Public speaking is a direction I genuinely want to take further.

So if you run events and want someone to share their story, speak about property, mindset, taking action and some of the lessons behind the success, I’d love to get involved.

More rooms. More connections. More opportunities. More life. 🚀

⚠️ Skip the checks. Pay the price.

Before taking on a property for management or serviced accommodation, cross your T’s and dot your I’s. An overlooked issue can cost you dearly in repairs, lost bookings and, most importantly, guest safety.

These photos show why a quick walk around simply isn’t enough. 👀

Go through your entire checklist, room by room:

✅ Check for damp, rot, damaged flooring and signs of structural problems.
✅ Have electrics, sockets and wiring checked by a qualified professional, with the relevant inspection records.
✅ Check the boiler, heating and hot water, and verify the appropriate servicing and gas safety documentation.
✅ Make sure appliances are safe, correctly installed and used, with inspection and PAT testing where appropriate.
✅ Review fire safety, including alarms, escape routes and suitable fire safety equipment.
✅ Provide an appropriately stocked first aid kit and clear emergency information.
✅ Check furniture, fixtures, locks and all equipment provided for guests.
✅ Photograph defects, record findings and agree who is responsible for putting things right before committing.

A property looking ready does not mean it is ready.

Too many people overlook the practical checks in the excitement of securing their next deal. Take your time, bring in qualified trades where needed and resolve safety issues before welcoming guests.

Protect your guests. Protect your investment. Protect your reputation.

💬 What have you uncovered during a property inspection?

OUT WITH THE OLD, IN WITH THE NEW 🔧⚡

We only loosened this double socket to repaint the wall… apparently, the property had other plans. 😂

One side wasn’t even screwed in properly. Behind the faceplate, the metal back box was badly corroded and packed with debris. It was so far gone that when I grabbed it, it broke apart in my hand. You could put a finger straight through the side.

Easily one of the worst I’ve come across in a long time. 😳

There was also a connection clamped onto the cable’s insulation instead of properly gripping the copper. The closer we looked, the more there was to sort out.

So that “quick bit of painting” became another repair on the list.

⚡ I isolated the supply at the mains and carried out the three-point safe isolation check to prove the circuit was dead before proceeding.

🔧 With the supply isolated, I disconnected the conductors and removed the crumbling back box.

🧹 I brushed out the accumulated debris and cleaned the recess properly before fitting the replacement.

✂️ I tidied the conductor ends, trimming back where needed to expose fresh copper for the connections.

🪛 Then came the new back box, reconnecting the socket and securing everything back into the wall.

The old box practically removed itself in instalments. At least the replacement gave us something solid to work with. 😂

This is the side of getting a property ready that doesn’t always make the finished photos. Behind the fresh paint and staging, there are unexpected problems that take time, attention and a willingness to get stuck in.
Another repair tackled by AM Management, and another step towards getting this property on the market and earning for the owner. 💪🏡

On to the next job… hopefully one that stays in one piece.

What started as a straightforward staging job quickly became a full construction refurbishment.

For the past five days, Alex and I have worked almost non stop, putting in close to 20 hours a day to get this property ready for serviced accommodation.

Once we lifted the flooring in the reception room, we discovered extensive rot underneath. Several joists had failed, the surrounding timber required treatment, and the room was completely unusable. At that point, staging had to stop and the structural work became the priority.

We had to:

🔨 Rip up the damaged flooring
🔍 Inspect the joists and surrounding timber for rot
📋 Create a full schedule of works on site
🪵 Replace the affected joists and supporting timbers
💧 Treat the timber and install a new damp proof course
🧱 Repair the surrounding brickwork, walls and skirting
🏠 Reinstate the flooring before beginning the staging
⚡ Test the electrics and carry out electrical fault finding
🔌 Replace damaged sockets, outlets and back boxes
🛠️ Trace short circuits and connection faults
🔥 Correct the boiler pressure and check its operation
🛋️ Fully stage and dress the finished property

This job tested our knowledge, experience and ability to remain calm under pressure. Every time another issue appeared, we worked through it methodically, found the cause and continued moving the project forward.

Five days. Extremely long hours. Multiple merchants’ runs. Structural repairs. Electrical fault finding. Boiler issues. Full staging. One complete transformation.

The finished reception room made every difficult hour worthwhile.

What do you think of the transformation? 👇
